Position Title: Accommodation Services Manager
Employment Type: Full-Time, Permanent
Employer: Stay Noosa
Location: Noosa Heads, QLD 4567
Salary: $70,000 - $90,000 per annum (dependent on
experience), plus superannuation
About the Company
Stay Noosa is a boutique short-term
holiday accommodation portfolio management business based on Noosa Parade in
the heart of Noosa Heads. We manage a growing portfolio of more than 30 premium
properties across our Stay Noosa, Noosa Secret Destinations and 71 Hastings
brands - working directly with individual property owners to deliver a high-end
guest experience that keeps owners, guests and our team happy.
About the Role
The Accommodation Services Manager
is our primary interface with the owners of the properties in the portfolio.
You will lead the owner relationship end to end - onboarding new properties,
agreeing standards, communicating on performance and property matters, and
coordinating with our operational teams to ensure every property is presented,
maintained, safety-compliant and marketed to the agreed standard. Reporting to
the General Manager and working alongside our Front Office, Housekeeping,
Maintenance and Accounts teams, this is a standalone management position with
real ownership of the owner-side of the business.
Key Responsibilities
· Act as
the primary point of contact for property owners across the Stay Noosa, Noosa
Secret Destinations and 71 Hastings portfolios.
· Manage
the end-to-end onboarding of new properties into the portfolio - property
inspections, owner requirements, standards, pricing, house rules and channel
presence.
· Set and
refresh property standards and communicate property-specific service
requirements to Housekeeping, Maintenance and Front Office.
· Ensure
each property meets applicable safety and compliance obligations (smoke alarms,
evacuation, pool fencing where relevant, WHS, insurance currency, short-stay
letting compliance) and coordinate remediation with owners.
· Handle
owner grievances and escalations - liaising with department heads to resolve
issues and communicating outcomes back to owners.
· Close
the feedback loop with owners on guest complaints, compliments and suggestions
to drive property improvements and enhance the overall guest experience.
· Report
portfolio performance and financial metrics to the General Manager and support
end-of-month owner statement preparation with the Accounts Manager.
· Maintain
accurate property, owner and management-agreement records in the PMS and
property-management systems.
· Contribute
to portfolio growth by working with the General Manager on new-property
opportunities and owner acquisition.
· Model
professional standards in all owner, guest and team interactions.
Skills
· Strong
interpersonal and communication skills - able to build and manage trust-based
relationships with property owners.
· Professional
written and verbal communication.
· Owner-service
orientation with a positive, solution-focused approach.
· Competence
with hospitality PMS and property-management systems.
· Strong
organisational and time-management skills, with the ability to prioritise
across a portfolio.
· Accuracy
and attention to detail with property, owner and financial records.
· Ability
to lead and coordinate cross-functionally through influence rather than direct
supervision.
Experience
· At least
one year of relevant experience in accommodation, hospitality, guest services
or short-term letting operations, including responsibility for owner
communications, property coordination or supervisory responsibility.
· Demonstrated
experience coordinating with cross-functional teams (housekeeping, maintenance,
front office, accounts).
· Prior
experience in a short-term letting, serviced apartment or management-rights
business is highly regarded.
· Experience
managing multi-property portfolios and property-owner relationships is
desirable.
Qualifications
· Relevant
qualification at Diploma level or higher in hospitality, accommodation
management, business management, tourism, real-estate services or a related
discipline; OR equivalent relevant work experience in lieu of formal
qualifications.
· Additional
post-graduate or industry certification in short-term letting, management
rights or hospitality operations is desirable.
Important Eligibility Requirement
Unrestricted work rights for the
duration of the employment period are required. Only Australian citizens,
permanent residents, or visa holders with unrestricted work rights valid for
the full term of the role will be considered.
