📋 Phase-by-Phase Responsibilities

1. Design & Procurement

  • Verify Calculations: Check thermal heat load requirements against equipment specs.
  • Survey Sites: Map out pipe routing, core-drilling, and electrical capacity.
  • Source Gear: Order long-lead units (VRF, chillers) to prevent site delays.

2. On-Site Installation

  • Manage Trades: Coordinate mechanical, electrical, and plumbing installers daily.
  • Protect Structures: Scan for structural rebar before drilling pipe holes.
  • Sequence Work: Install hidden ducting and piping before ceilings are sealed.

3. Quality & Testing

  • Pressure Test: Witness mandatory 24-hour nitrogen leak tests at 550 PSI.
  • Check Drainage: Verify a 1:100 downhill slope on drain lines to prevent leaks.
  • Enforce Safety: Oversee high-risk tasks like copper brazing and roof work.

4. Budget & Handover

  • Track Costs: Approve contractor progress claims and manage variation orders.
  • Test Performance: Confirm system achieves the target 8°C–12°C cooling differential.
  • Deliver Manuals: Hand over as-built blueprints, warranties, and maintenance logs.
