Air Conditioning Engineering Supervisor
Summary
Oversee daily HVAC operations, maintenance, and repairs in a hotel to ensure guest comfort and system efficiency, while leading a team of technicians and managing safety compliance.
Key Responsibilities
1. HVAC Operations & Maintenance
- Supervise the daily operation, maintenance, and repair of all HVAC/R systems, including chillers, AHUs, FCUs, ventilation systems, exhaust systems, and refrigeration equipment.
- Ensure all air conditioning equipment operates efficiently to provide optimal guest comfort and indoor air quality.
- Diagnose HVAC system faults and coordinate timely corrective actions to minimize downtime.
- Respond promptly to HVAC-related maintenance requests and emergency breakdowns.
2. Preventive Maintenance
- Plan, implement, and monitor preventive maintenance programs for all HVAC equipment.
- Schedule inspections, servicing, cleaning, and performance testing according to maintenance standards.
- Monitor equipment performance and recommend repairs, upgrades, or replacement when necessary.
- Maintain accurate preventive maintenance records and equipment history.
3. Team Leadership
- Supervise, assign, and monitor daily work activities of Air Conditioning Technicians.
- Provide technical guidance, coaching, and on-the-job training to team members.
- Evaluate staff performance and ensure work is completed according to quality and safety standards.
- Promote teamwork, discipline, and continuous improvement within the engineering team.
4. Inspection & Quality Control
- Conduct regular inspections of guest rooms, public areas, plant rooms, kitchens, and back-of-house facilities focusing on HVAC systems.
- Ensure all HVAC installations and repairs meet hotel engineering standards.
- Verify that completed work meets quality requirements before handover.
5. Safety & Compliance
- Ensure compliance with occupational health and safety regulations, environmental standards, and hotel engineering policies.
- Promote safe working practices when handling refrigerants, electrical systems, and HVAC equipment.
- Ensure proper use of PPE, tools, and lockout/tagout (LOTO) procedures where applicable.
- Support fire and life safety systems related to HVAC operations.
6. Coordination & Communication
- Coordinate with Housekeeping, Front Office, Food & Beverage, and other departments to minimize guest disruption during maintenance activities.
- Work closely with contractors and service providers during major repairs or equipment installation.
- Report equipment abnormalities and recommend improvement plans to the Engineering Manager.
7. Inventory & Asset Management
- Monitor inventory levels of HVAC spare parts, refrigerants, tools, and engineering supplies.
- Assist in controlling maintenance costs through efficient material usage.
- Maintain records of equipment status, repairs, spare parts consumption, and maintenance reports.
8. Energy Management & Sustainability
- Support energy conservation programs by monitoring HVAC energy consumption.
- Recommend operational improvements to reduce utility costs while maintaining guest comfort.
- Participate in sustainability initiatives and environmental compliance programs.
- Diploma or Bachelor's Degree in Mechanical Engineering, Air Conditioning & Refrigeration Engineering, Electrical Engineering, or a related field.
- Minimum 3–5 years of experience in HVAC engineering within the hospitality, commercial building, or facility management industry.
- At least 1–2 years of supervisory experience is preferred.
- Strong knowledge of HVAC/R systems, chillers, cooling towers, AHUs, FCUs, ventilation systems, pumps, and Building Management Systems (BMS).
- Knowledge of preventive maintenance planning and CMMS is an advantage.
- Good understanding of safety regulations and environmental standards related to HVAC operations.
- Strong leadership, communication, problem-solving, and organizational skills.
- Ability to work flexible shifts, weekends, holidays, and respond to emergency maintenance situations.
