Application Supervisor, BMS【樓宇自控／樓宇自動化應用主管｜台北／桃園】

職務概述

負責帶領樓宇自控（BMS）應用工程團隊，執行樓宇自動化系統之設計、程式開發、系統整合、圖控建置、測試及試車驗收等工作。確保專案技術方案符合客戶需求、公司標準及專案執行目標，並透過團隊管理、技術指導及流程優化，提升專案品質與執行效率。

主要工作職責
團隊管理與技術領導
帶領樓宇自控（BMS）應用工程團隊，負責專案技術規劃及執行管理。
指導及培育應用工程師，提升團隊專業技術能力與專案執行品質。
負責人力資源規劃、工作分配、績效管理及人才發展。
系統設計與程式開發
規劃樓宇自動化系統（BAS/BMS）控制架構及技術方案。
審查控制邏輯、系統架構圖、點位表（Point List）及網路架構設計。
督導 BMS 軟體程式開發、控制邏輯設定及系統優化工作。
系統整合與圖控建置
規劃並管理 BMS 系統與 HVAC、冰水主機、電力監控、照明控制、門禁、消防及其他機電系統之整合作業。
督導圖控介面（GUI）、SCADA/HMI 監控畫面之設計與開發。
確保系統整合品質及通訊穩定性。
專案執行與技術支援
與業務、專案經理及客戶共同討論技術需求與解決方案。
提供專案執行期間之技術支援，協助解決現場技術問題。
督導系統測試、功能驗證（FAT/SAT）、試車及驗收作業。
系統標準化與流程優化
建立並維護 BMS 系統設計標準、程式標準及技術文件範本。
推動技術標準化與最佳實務（Best Practice）。
持續優化工程流程，提高專案執行效率及品質。
客戶與跨部門協作
與客戶、顧問公司、機電承包商及內部團隊保持良好合作關係。
參與重要客戶技術會議及專案協調會議。
支援投標階段技術提案及成本評估工作。
資格條件
學歷要求
電機工程、電子工程、自動控制工程、資訊工程、機械工程或建築設備工程等相關科系大學以上學歷。
工作經驗
8年以上樓宇自控（BMS）或樓宇自動化（BAS）相關工作經驗。
3年以上團隊管理或技術主管經驗。
具大型商辦、資料中心、半導體廠房、醫院或智慧建築專案經驗者佳。
專業技能
熟悉樓宇自控系統（BMS/BAS）設計、整合及試車流程。
熟悉 HVAC、冰水主機、空調控制及能源管理系統。
熟悉 BACnet、Modbus、LonWorks 等通訊協定。
具備 SCADA/HMI 圖控開發及控制邏輯設計能力。
熟悉 AutoCAD 及相關工程軟體。

Application Supervisor, BMS is responsible for the testing, integration, and optimization of building automation and HVAC control systems. The primary goal is to ensure that complex mechanical and electrical plant equipment communicates perfectly, runs efficiently, and meets all design and performance specifications before final handover.

Key Responsibilities

• System Testing & Commissioning: Conduct physical IO (Input/Output) loop testing, functional testing, and system calibration for HVAC, lighting, and access control systems.

• Software & Graphic Design: Load, test, and debug BMS software programs. Build and optimize graphic user interfaces (GUIs) and SCADA/HMI screens so operators can monitor the building.

• Protocol Integration: Ensure seamless integration of various building subsystems using protocols such as BACnet (IP, MS/TP), Modbus, and LonWorks.

• Troubleshooting: Diagnose and resolve hardware faults, wiring issues, and logic errors in the system.

• Documentation & Handover: Produce detailed commissioning reports, snag lists, and operation and maintenance (O&M) manuals for client approval.

Qualifications & Skills

• Education: A Bachelor's degree or Higher Diploma in Electrical, Electronic, Mechanical, or Building Services Engineering.

• Experience: Typically min 8 years of specific BMS or HVAC controls experience, with progression from junior or service engineering roles.

• Platform Knowledge: Proficiency with major industry platforms like Johnson Control (MetaSys), Siemens (Desigo, PX), or Schneider Electric.

• Soft Skills: Strong analytical thinking, the ability to read electrical and mechanical schematics, and excellent communication skills for liaising with clients, project managers, and contractors
