Area Property Manager, Southwood Square - Stamford, CT
General Statement of Duties: Provides day-to-day property management support and oversight for the properties. Takes a team approach to successfully execute, troubleshoot, and monitor day-to-day property management responsibilities at multiple properties. Maintains a fast-paced schedule which may include monthly overnight travel. Responsibilities include but are not limited to: effectively executing on pricing, occupancy, rent increase, and collection efforts, managing and supporting external contractors to complete repairs and capital projects alongside the property and maintenance staff, execute on required day-to-day tasks for employee and resident safety to include property inspections to mitigate liabilities, provide hands-on facilitation and support to ensure inspection readiness with external agencies and partners (MORs and NSPIREs), develop, maintain, and control operating budgets to achieve positive financial outcomes, and provide hands on training, onboarding, and mentorship of property management staff through effective coaching, support, and performance management.
Supervision Received: Reports directly to regional leadership as determined by the SVP of Property Management.
Supervision Exercised: Supervises direct reports, as assigned.

Essential Functions of the Position: (Any one position may not include all of the duties listed, nor do the listed examples include all duties that may be found in positions of this class.)
Builds positive, active, and collaborative relationships with residents, communities, and associated agencies to directly create and influence a positive customer, employee, and external stakeholder experience.
Prepares and ensures adherence to property budgets and performs budget reprojections at properties, as needed.
During scheduled time at each property, reviews actual income and expenses against approved budgets and provides variance comments to review with leadership.
Works alongside property staff to gather expense documentation eligible for reserve funding to prepare and submit reserve requests to agencies, lenders, and investors
Works collaboratively with the property and maintenance staff to facilitate the bid process and execute contracts within the allowable threshold outlined in the signatory policy.
Works directly with property team members to accomplish property-based objectives.
Troubleshoots day-to-day operational problems and participates in scheduling daily, weekly, and monthly tasks and deliverables.
Monitors utility costs and energy conservation programs to reduce energy consumption through day-to-day quality control alongside property staff, including administering property walks, vacant unit inspections, and ensuring preventative maintenance efforts are executed.
Manage and implement revenue management and pricing processes, where applicable, through market comp reviews and shops while ensuring rent increase strategies for renewals are executed.
Manage preparation of rent increase packages with property staff and timely submissions with state and regulatory agencies, as applicable.
Supports and monitors timely collection of resident and agency rents and/or subsidy payments in compliance with the housing stabilization plan.
Works alongside property staff to set operational targets for each property in accordance with company standards for property operations.
Enforces and adheres to company policies, core values, and rules and regulations, while modeling Beacon’s value-based behaviors.
Assists in executing new staff training, through completion of the orientation checklist for Property Managers that is required for day-to-day success.
Works alongside property team members and contractors to ensure apartment turnovers and renovations are completed efficiently while maintaining company standards.
Works collaboratively with other team members on executing capital projects and supply ordering in conjunction with budgeted requirements and property needs.
Reviews payroll issues for any direct reports, as necessary.
Coordinates disaster recovery efforts in accordance with the Crisis Response Preparedness Plan (CRPP) at properties when natural disasters/crisis occurs alongside the team.
Works patiently, professionally, and cooperatively with residents and staff while preserving the confidentiality of resident information.
Monitors and ensures program and regulatory compliance with the LIHTC, HUD and/or other applicable housing program(s).
Responsible for assuming the duties of other site management staff during periods of vacancy or extended time off.
Minimum Qualifications
Education: High School Diploma or GED required. Bachelor’s degree in business or related field a plus.
Experience: Five years’ property management experience including staff management and development, budgeting/ financial analysis. Multi-community, mixed income residential property management experience preferred.
Qualifications and Skills:
Solid property management operational experience.
Proven expertise in Affordable Housing, with a focus on Project-Based Section 8 and LIHTC programs.
Demonstrated ability to manage projects from conceptualization through implementation.
Strong interpersonal skills, including conflict resolution and employee motivation.
Excellent analytical and problem-solving abilities.
Proficient in Microsoft Word, Excel, and Yardi.
Excellent verbal and written communication skills.
Entrepreneurial, flexible, creative, and detail oriented.
Ability to effectively handle emergency situations and work under pressure in complex, time-sensitive environments.
Available on call 24/7 to respond to emergencies.
Physical Capabilities: Candidate must be able to lift up to 25 pounds, stand/walk for long periods of time, climb stairs, etc.
