Asset Management Manager

Primus Partners Management Asia Pte Ltd (“Primus” or “Company”) is a real estate fund manager specializing in industrial and logistics assets. Jointly owned by EZA Hill and JingDong Property, the Company is committed to delivering stable and sustainable long-term returns for our investors through proactive asset management and strategic value creation.

Primus is growing its portfolio across Singapore and Asia markets, and we are seeking an experienced asset management professional to lead the performance and value creation of the Company’s Singapore and overseas assets and to guide the Asset Management team.

The Asset Manager will own the performance of the Company’s Singapore and overseas portfolio of industrial and logistics assets including setting asset strategy and asset plans, driving net property income and total returns, and support the portfolio analysis, reporting and execution.

The successful candidate will combine strong asset management expertise with the leadership to develop the team, working closely with Investments, Leasing & Marketing, Property Management and Finance functions to optimize portfolio P&L and pursue value-creating opportunities.

Key responsibilities

Asset strategy and performance

• Set and own the asset strategy and annual asset plans for the local and overseas portfolio, reviewing and approving the cash flow projections and asset plans prepared by the team.

• Hold overall accountability for portfolio performance against budget and forecast, driving net property income, occupancy, rental growth and cost management.

• Review rent settings, budgets, forecasts, marketing strategies and all property-related work and contracts to ensure optimal portfolio performance.

• Lead periodic asset management reviews aimed at optimizing P&L across the portfolio.

Value creation, valuation and transactions

• Propose and implement asset enhancement initiatives (AEIs), repositioning and capital expenditure projects.

• Oversee the portfolio valuation process and the consolidation of key market drivers, supported by the team.

• Support potential investment and divestment activities with portfolio and market data, underwriting input and due diligence, partnering with the Corporate Development team and the Investments function.

• Review financial models and market research to help evaluate new business and investment opportunities.

Overseas portfolio and stakeholder management

• Oversee overseas assets across Asia, coordinating with local teams and operating partners.

• Manage relationships with tenants, property managers, JV partners and overseas operating partners.

• Contribute to the planning of operational policies, business systems and leasing strategies across the portfolio.

Team leadership and reporting

• Lead, coach and develop the Asset Management team members, allocating work, setting priorities and reviewing their outputs.

• Ensure timely, accurate asset management reports and monthly performance updates to senior management and the Corporate Development team, including ad-hoc analyses and information requests.

Requirements

• At least a Bachelor’s degree in Real Estate, Finance, Business Administration or a related field from a recognized institution.

• 8 to 10 years of experience in asset, portfolio or fund management, or similar corporate real estate roles, including team-leadership experience.

• Extensive asset management experience, preferably with good track record in executing AEIs to drive higher portfolio performance and value. Experience in managing cross boarder portfolio, preferably within ASEAN, will be a plus.

• Professional proficiency in English and Mandarin.

• Strong command of asset planning, cash-flow modelling, valuations, P&L optimization and asset enhancement initiatives.

• Familiarity with REIT performance metrics and the MAS / SGX reporting context.

• Strong analytical, financial and leadership capabilities, with excellent written and verbal communication.
