Assistant Manager, Business Development (Real Estate Investment)

Key Responsibilities

Deal Sourcing & Screening

  • Proactively source potential acquisition and divestment opportunities through brokers, networks, and public listings.
  • Conduct preliminary deal evaluation, including site checks, data collection, and high-level financial assessment.
  • Maintain and update the deal pipeline tracker and follow-up logs.

Market Research & Intelligence

  • Monitor real estate market trends, policy changes, and macroeconomic indicators, with a focus on Singapore, Australia, Indonesia, and China.
  • Prepare periodic market intelligence reports to support strategic planning and senior management decisions.
  • Benchmark competing assets and track transaction comparables across key markets.

Financial Analysis & Modelling

  • Build and update financial models to assess project feasibility, IRR/NPV, and scenario sensitivity.
  • Assist in the preparation of business cases, investment memos, and board papers.
  • Support valuation reviews, including reconciling third-party reports and internal assumptions.

Transaction Support

  • Coordinate with legal, finance, asset management, and external consultants during due diligence and documentation stages.
  • Help prepare presentations, executive summaries, and documentation for internal approvals.
  • Assist with drafting term sheets and monitoring timelines/deliverables throughout transaction processes.

Asset & Portfolio Reporting

  • Support ongoing portfolio review exercises and analysis of asset performance.
  • Help prepare regular reporting to management on project status, pipeline activity, and market updates.

Administrative & Coordination

  • Organise meetings, site visits, and conference calls with stakeholders.
  • Maintain deal files, data rooms, and supporting documents.
  • Liaise with internal departments for input and data gathering as required.

Requirements

  • Degree with 3 to 5 years of experience in the real estate industry.
  • Strong financial modelling and Excel skills.
  • Good understanding of real estate markets and investment principles.
  • Sharp attention to detail with the ability to synthesise data quickly.
  • Effective communication and coordination skills.
  • Proactive, resourceful, and able to work under tight timelines.
  • Experience with Bloomberg and REIS is a plus.
