About the job:
- You will play a key role in managing the technical transition of completed developments into community operations. You will work closely with project delivery teams, contractors, consultants, and community management stakeholders to ensure developments are handed over to the highest quality standards while providing an exceptional experience for residents and owners.
- Lead the technical takeover of residential and mixed-use developments from project delivery teams prior to handover into community management.
- Manage snagging, de-snagging, defect liability period (DLP), and post-handover activities to ensure timely closure of outstanding issues.
- Conduct inspections of common areas, amenities, building fabric, and units to verify readiness and quality standards before handover.
- Coordinate closely with contractors, consultants, quality assurance teams, engineers, and community management teams to resolve technical issues efficiently.
- Monitor contractor performance and ensure rectification works are completed in line with agreed quality, safety, and timeline requirements.
- Build positive relationships with residents and customers by providing technical guidance, managing expectations, and supporting issue resolution throughout the handover and DLP phases.
- Review engineering drawings, identify technical concerns, and provide recommendations to support successful project transitions and long-term community performance.
- Prepare reports and updates on handover readiness, defect status, and post-handover activities to support operational decision-making.
About you:
- You must have a minimum of a Bachelor's degree in facilities management or a related discipline. However, candidates from a Civil Engineering background will be highly preferred.
- Prior experience supporting property handovers, DLP, community management transitions, facilities management, construction, or real estate development projects.
- Strong understanding of common area inspections, building fabric assessments, technical handovers, MEP systems, and building infrastructure and operational readiness requirements.
- Proven experience managing defect identification, snagging, de-snagging, rectification works, and contractor coordination.
- Ability to inspect and assess common areas, amenities, prior to community management takeover.
- Comfortable managing customer interactions and communicating technical matters clearly to non-technical stakeholders.
