Assistant Manager/Manager - Corporate Development & Investment

Key Accountabilities, Responsibilities and Duties

  • Evaluate Government Land Sales (GLS) tender opportunities, including site feasibility, land bid pricing, and development appraisal modelling.
  • Assess secondary market transaction opportunities, including off-market and brokered deals across various asset classes, including mixed-use assets.
  • Conduct market research and competitive benchmarking to support investment thesis, covering supply/demand dynamics, comparable transactions, and pricing trends.
  • Lead and coordinate due diligence workstreams (financial, legal, technical, tax) across internal teams and external advisors.
  • Manage transaction execution end-to-end, including term sheets, SPAs, JV/MOU structuring, and coordination with legal counsel and joint venture partners.
  • Build and maintain detailed financial models, including DCF, IRR/equity multiple analysis, tenancy cashflow models, and capex/return sensitivities.
  • Where required, support post-acquisition workstreams, including performance monitoring, budgeting, and value-enhancement initiatives.
  • Support the formulation and refresh of corporate and portfolio-level strategy where required.
  • Assist in evaluating and executing corporate structuring initiatives, including JV structures, holding company arrangements, restructurings, and entity rationalisation.
  • Contribute to strategic discussions and deal structuring.
  • Prepare strategic/investment papers, business cases, and management/board presentations on corporate and investment matters, articulating rationale, financial returns, risk factors and recommendations where necessary.
  • Support responses to government consultations, RFIs, and policy submissions where these affect group strategy or asset interests.
  • Liaise with legal, tax, finance, and company secretarial functions on corporate structuring and transaction implementation matters.


Requirements

  • Bachelor's degree in Real Estate, Finance, Economics, or a related field.
  • 5 - 7 years of relevant experience spanning real estate investment, transactions, corporate development, or asset management.
  • Prior experience with a developer, REIT, or private equity real estate platform strongly preferred; exposure to corporate strategy, M&A, or corporate structuring work is a plus.
  • CFA charterholder or candidacy preferred.
  • Strong financial modelling skills, with proficiency in Excel-based valuation, DCF, and cashflow modelling.
  • Solid understanding of real estate transaction structures, due diligence processes,and deal documentation, with working knowledge of corporate structuring and governance frameworks.
  • Excellent analytical, written, and presentation skills, with the ability to produce investment-grade and board-level papers independently.
  • Ability to manage multiple concurrent workstreams spanning transactions, strategy, and governance, with strong attention to detail and minimal supervision.
  • Strong stakeholder management skills, comfortable liaising with senior management, JV partners, external advisors, and corporate functions (legal, tax, company secretarial).
