The Opportunity

We are seeking a proactive, hands-on Assistant Operations Manager to support the comprehensive day-to-day operations, maintenance, safety, security, and physical condition of Market Street – The Woodlands. In this role, you will serve as a visible member of the property management team and as Market Street’s primary day-to-day liaison for the contracted security program. You will help coordinate maintenance and vendor services, respond to tenant operational needs, support events, strengthen emergency preparedness, and ensure the property remains safe, clean, accessible, functional, and welcoming.


The ideal candidate is organized, service-minded, technically curious, and comfortable working in a fast-paced outdoor retail and mixed-use environment where priorities can change throughout the day. This position provides a strong growth path for an operations professional seeking broader responsibility in commercial real estate and property management.


What You’ll Do

1. Operational Excellence & Property Maintenance

  • Assist the Director of Operations with the daily operation, maintenance, safety, accessibility, and appearance of the property.
  • Conduct regular inspections of common areas, buildings, parking areas, garages, sidewalks, landscaping, lighting, signage, restrooms, mechanical areas, rooftops, loading areas, and other property amenities.
  • Identify maintenance, safety, cleanliness, accessibility, and appearance concerns; establish interim controls when needed; and coordinate timely corrective action.
  • Monitor work orders through completion, coordinate repairs and service calls, and verify that completed work meets property standards.
  • Help identify opportunities to improve workflows, reduce energy consumption, control operating costs, and protect long-term property value.
  • Maintain accurate inventories and service records for operational equipment, keys, access devices, traffic-control equipment, tools, and emergency supplies.

2. Security, Safety & Emergency Management

  • Serve as Market Street’s primary day-to-day management liaison for the contracted security program.
  • Provide property-level operational direction to the contract security manager in accordance with approved post orders, policies, and the security services agreement.
  • Review daily activity reports, incident reports, patrol records, inspections, and related documentation for accuracy, completeness, timely notification, and appropriate follow-up.
  • Coordinate follow-up involving theft, suspicious activity, disturbances, vehicle incidents, property damage, missing persons, trespassing, tenant concerns, and guest complaints.
  • Coordinate authorized camera review, evidence preservation, access-control review, incident documentation, and law-enforcement assistance while protecting confidential information.
  • Support emergency response and recovery involving severe weather, fire and life safety, power or utility failures, evacuations, shelter-in-place events, active threats, property damage, and other emergencies.
  • Coordinate drills, tabletop exercises, after-action reviews, and corrective-action tracking to strengthen emergency preparedness and business continuity.
  • Maintain strong working relationships with law enforcement, fire departments, emergency medical services, and other public-safety agencies.

3. Tenant Experience & Construction Coordination

  • Serve as an operational resource for tenants and respond to maintenance, security, access, delivery, parking, construction, and other property-related concerns.
  • Provide timely acknowledgment, status updates, and documented follow-through on tenant requests.
  • Assist with tenant move-ins, move-outs, store openings, closures, deliveries, inspections, and other operational activities.
  • Coordinate contractor access, staging, deliveries, shutdowns, temporary closures, loading access, and other construction logistics.
  • Help ensure construction areas remain secure and that common areas, emergency routes, and accessible paths remain clean and usable.

4. Events, Parking & Property Programming

  • Partner with Marketing and property management to plan and support the operational needs of events, activations, holiday programs, and community activities.
  • Coordinate event setup and breakdown, vendor access, facilities support, security coverage, emergency access, traffic control, barricades, electrical needs, and other operational requirements.
  • Develop or review operating and security plans for major events, high-traffic periods, holidays, and activities presenting elevated operational risk.
  • Oversee day-to-day implementation of property parking rules, including garages, surface lots, employee parking, loading zones, reserved parking, valet operations, and traffic circulation.
  • Coordinate parking and traffic plans for special events, holidays, construction, tenant openings, and other high-volume conditions.
  • Work with security, parking vendors, towing companies, valet operators, tenants, and law enforcement to maintain safe vehicle and pedestrian movement.

5. Compliance, Risk Management & Decision-Making

  • Help maintain compliance with applicable fire, life-safety, accessibility, environmental, health, building, workplace-safety, and company requirements.
  • Assist with property risk assessments, insurance inspections, claims documentation, evidence retention, and records involving property damage or personal injury.
  • Analyze incidents and operational data by category, location, time, cause, and outcome to identify trends and recommend corrective measures.
  • Take reasonable immediate action to protect people and property, including initiating emergency service calls, temporary controls, barricades, access restrictions, or closures when conditions warrant.
  • Promptly escalate significant safety, security, financial, legal, tenant, operational, or reputational concerns to the Director of Operations and designated leadership.
  • Safeguard confidential security information, camera footage, access data, incident records, tenant information, and other sensitive materials.

6. Emergency & After-Hours Responsibilities

  • Participate in an on-call or after-hours rotation and respond to urgent property matters and emergencies as required.
  • Be available to support severe-weather response, major events, holidays, construction shutdowns, emergencies, and other high-traffic or high-impact periods.
  • Document emergency actions, notifications, property damage, vendors used, temporary controls, recovery activities, and associated costs.
