WinnCompanies is seeking an Assistant Property Manager to join our team at Ashtabula Towers, a 202-unit senior living, affordable housing community located in Ashtabula, OH.
In this role, you will support the Property Manager in the day-to-day property management operations of the community, including leasing, resident relations, rent collections, accounts payable, accounts receivable, and property administration. This is an excellent opportunity for someone looking to build a career in multifamily housing and property management.
The selected candidate will adhere to the following schedule: Monday through Friday from 8:00AM to 5:00PM.
Responsibilities:

Complete annual and interim recertifications for residents participating in the HUD Project-Based Section 8 program, including obtaining required documentation, verifying household information, calculating income and rent, and maintaining compliant resident files.
Process applications and support the move-in process, including collecting and reviewing required eligibility and income documentation.
Serve as a primary point of contact for residents and applicants, providing responsive customer service and clearly communicating documentation, recertification, and leasing requirements.
Prepare and distribute recertification notices, resident correspondence, lease documentation, and other required property documentation.
Assist with leasing activities, lease renewals, resident file management, and occupancy-related functions.
Support rent collection and delinquency processes in accordance with company policies and applicable program requirements.
Respond to resident questions and concerns and help maintain positive resident relations.
Assist the Property Manager with general property administration and day-to-day operations.
Process purchase orders, invoices, accounts payable transactions, and other administrative documentation as needed.
Maintain accurate records and ensure resident files and documentation are organized and prepared for compliance reviews and inspections.
Serve as acting Property Manager in the Property Manager's absence, as needed.

Requirements:

High school diploma or GED equivalent.
Previous experience in affordable or subsidized housing, including experience with HUD, Section 8, Housing Choice Voucher (HCV), or similar housing programs.
Knowledge of HUD documentation, income verification, eligibility, and resident file requirements.
Experience in property management, affordable housing, leasing, or a related residential housing environment.
Strong attention to detail and ability to accurately manage documentation and time-sensitive compliance requirements.
Strong customer service and communication skills, with the ability to explain program requirements and documentation needs to residents.
Strong organizational skills and ability to manage multiple applications, recertifications, deadlines, and resident needs simultaneously.
Proficiency with Microsoft Office and web-based business applications.
Ability to work effectively with diverse residents, colleagues, and vendors.

Preferred Qualifications:

Associate's degree.
Previous experience with HUD Project-Based Section 8, including annual and/or interim resident recertifications.
Knowledge of HUD eligibility, income verification, rent calculation, and resident file requirements.
Experience with Housing Choice Voucher (HCV) programs.
Experience with Yardi, RealPage, or other property management software.
Experience preparing affordable housing resident files for compliance reviews or audits.
