WinnCompanies is seeking an Assistant Property Manager to join our team at North Port Village, a 251-unit multifamily, affordable housing community located in Port Huron, MI.
In this role, you will support the Property Manager in the day-to-day property management operations of the community, including leasing, resident relations, rent collections, accounts payable, accounts receivable, and property administration. This is an excellent opportunity for someone looking to build a career in multifamily housing and property management.
The pay range for this role is $21.00-$22.00 per hour. The selected candidate will adhere to the following schedule: Monday through Friday from 8:00AM to 5:00PM.
Responsibilities:

Support the day-to-day operations of a multifamily residential community, ensuring excellent resident service and operational efficiency.
Assist with leasing activities, including apartment tours, application processing, recertifications, and lease renewals.
Monitor rent collections, post payments, enforce collection policies, and assist with delinquency management.
Respond to resident concerns and help maintain positive resident relations and customer satisfaction.
Prepare resident correspondences, recertification notices, and other property documentation.
Take incoming calls and open work orders.
Assist with property operations, financial administration, and occupancy-related activities.
Serve as acting Property Manager in the Manager's absence, as needed.

Required Qualifications:

High school diploma or GED equivalent.
Up to 1 year of experience in property management, leasing, customer service, administrative support, or a related field.
Up to 1 year of supervisory, team lead, leadership, or mentoring experience.
Previous experience completing recertifications for affordable housing program(s).
Experience with project-based Section 8/HUD program.
Proficiency with Microsoft Office and web-based business applications.
Strong customer service, communication, and organizational skills.
Attention to detail and ability to manage multiple priorities in a fast-paced environment.
Willingness to learn and grow within the property management industry.
Ability to work effectively with diverse residents, colleagues, and vendors.

Preferred Qualifications:

Associate's degree.
Experience with Low-Income Housing Tax Credit (LIHTC) program.
Experience with Yardi, RealPage, or other property management software.
Knowledge of leasing, resident retention, and property operations.
