Position Summary

NexCore Group is searching for a candidate to fill the position of Assistant Project Manager. This person will perform oversight of non-core and shell building construction as well as to self-perform certain construction activities on non-core and shell building construction. This role will be highly involved in creating punch lists, back checking punch lists and in some cases performing light construction work as needed for new and existing properties.

Key Responsibilities:

  • Assisting the Project Manager in performing as a general contractor (managing sub-contractors) for planning, scheduling, contracting and oversight on non-core and shell construction projects to include: periodic inspections and punch list activities, new tenant finishes, remodel of tenant finishes, refreshing of resident units in senior living communities, building improvements in NexCore owned assets.
  • Self-performing some construction tasks to include: new tenant finishes, refreshing of resident units in senior living communities, building improvements in NexCore owned assets.
  • Administrative work necessary for sub-contract agreements: review scope and pricing of work, work with legal team on sub-contractor contracts, ensure certificates of insurance are in place and compliant, ensure sub-contract agreements are executed by necessary personnel and saved in appropriate file location, review and approve pay applications, close out the job with appropriate paperwork and final drawings.
  • Prepare any requested reports regarding projects under construction and punch list status.
  • Travel to any properties, including senior living communities, that experience an insurable loss in order to support and assist on-site personnel in management of the remediation and restoration process.
  • Travel to job sites of projects under development to periodically check on quality on non-MEP work during construction.
  • Assist acquisitions due diligence team by estimating costs for necessary improvements on proposed acquisitions.
  • Work with general contractor on 1 and 2-year warranty issues for all developed projects.
  • Senior living community ad hoc issues resolution (non-MEP).
  • Assist Property Operations Manager with special or emergency projects.

Skills, Knowledge, and Expertise:

  • High school diploma – Required
  • Bachelors Degree with an emphasis in Construction Management – Preferred
  • 1+ years relevant construction and construction management experience – Required
  • Exceptional oral and written communicator
  • Organized, detail oriented with ability to prioritize and reprioritize on an ongoing basis
  • Self-motivated
  • Proficiency with Microsoft tools
  • Able to read and interpret leases as is related to tenant finish construction
  • Thrive in a fast-paced environment
  • Ability to give and take direction, and to interface with decision makers in a professional manner while also maintaining confidential information when required

Benefits

  • Compensation: $55,000 - $58,240 / year
