Role Overview

The BIM Project Manager / Coordinator leads BIM coordination and design efforts for multiple commercial mechanical and MEP construction projects. This role manages BIM Coordinators, drives model quality and coordination milestones, and works closely with Project Managers, estimators, fabrication teams, superintendents, foremen, general contractors, and design partners to produce accurate, buildable installation plans.

The successful candidate combines strong hands-on BIM/VDC technical ability with project leadership. They can oversee 3D modeling and clash-resolution workflows, translate coordinated models into fabrication-ready deliverables, manage competing project deadlines, and keep internal and external stakeholders aligned throughout design, coordination, fabrication, installation, and closeout.

Core Responsibilities

  • Lead BIM coordination and design activities across multiple fast-paced mechanical and MEP construction projects.
  • Manage, mentor, and provide technical direction to BIM Coordinators and detailing staff.
  • Develop and maintain accurate 3D models for HVAC, plumbing, mechanical piping, and related trade scopes.
  • Lead model coordination meetings with general contractors, trade partners, design teams, Project Managers, fabrication, and field leadership.
  • Identify, document, and drive resolution of clashes, constructability concerns, access issues, installation conflicts, and coordination risks.
  • Review construction documents, specifications, equipment submittals, design models, and field conditions to establish accurate modeling and coordination strategies.
  • Create coordinated drawings, installation plans, spool drawings, shop drawings, hanger layouts, and fabrication-ready deliverables as required.
  • Coordinate closely with estimating, procurement, project management, fabrication, and field operations to align model outputs with cost, schedule, procurement, and installation needs.
  • Track coordination milestones, model deliverables, RFIs, design changes, fabrication requirements, and field revisions.
  • Support prefabrication planning by ensuring models are accurate, complete, and usable for production and installation.
  • Perform model-quality reviews and maintain established BIM standards, naming conventions, documentation practices, and quality controls.
  • Conduct jobsite visits as needed to validate existing conditions, support installation teams, and resolve coordination issues.
  • Communicate progress, risks, priorities, and solutions clearly to internal leadership, clients, general contractors, and trade partners.
  • Contribute to continuous improvement of BIM/VDC workflows, technology adoption, training, and team performance.

Required Background

  • Must be authorized to work in the U.S. without sponsorship.
  • 5+ years of BIM, VDC, mechanical detailing, MEP coordination, or related commercial-construction experience.
  • Experience leading BIM coordination for commercial HVAC, plumbing, mechanical piping, or MEP construction work.
  • Demonstrated ability to manage multiple active projects, priorities, and coordination deadlines.
  • Experience mentoring, leading, or directing BIM Coordinators, detailers, or design-support personnel.
  • Strong ability to read and interpret construction drawings, specifications, shop drawings, equipment submittals, and contract documents.
  • Proficiency with Autodesk Revit and Navisworks; ability to manage model coordination and clash-detection workflows.
  • Working understanding of constructability, fabrication, installation sequencing, field conditions, and commercial mechanical-construction means and methods.
  • Strong organization, written communication, meeting facilitation, problem-solving, and stakeholder-management skills.
  • Experience with Autodesk Construction Cloud, BIM 360, AutoCAD, Bluebeam, Trimble tools, fabrication software, or related construction-technology platforms. (Preferred)
  • Experience supporting mission-critical, healthcare, semiconductor, clean-room, industrial, data-center, or other high-complexity commercial projects. (Preferred)
  • Mechanical contractor experience involving plumbing, HVAC, piping, sheet metal, or prefabrication operations. (Preferred)
