Summary

Tests and verifies Building Management Systems, power monitoring, and control logic for data-center HVAC and electrical gear using BACnet, Modbus, and other protocols.

Position Overview

The BMS Tester is a highly skilled technical role within the Data Center Testing and Commissioning organization. This position is responsible for performing advanced testing, verification, and pre‑commissioning of Building Management Systems (BMS), Electrical Power Monitoring Systems (EPMS), and Power Management Systems (PMS).

The role requires deep understanding of controls systems, communication protocols, integration logic, electrical and mechanical interfaces, and mission‑critical monitoring platforms. The BMS Tester coordinates testing workflows, ensures strict adherence to safety and quality standards, and collaborates closely with other commissioning departments such as electrical, mechanical, and networking teams.

Reports to Senior BMS tester supervisor.

  • EPMS (Electrical Power Monitoring Systems)
  • PMS (Power Management Systems)
  • Field devices (sensors, actuators, controllers)
  • Networked control panels and PLCs
  • Communication protocols (BACnet, Modbus, SNMP, proprietary protocols)

Conduct pre‑commissioning activities including:

  • I/O verification
  • Controls logic validation
  • Alarm and event testing

Demonstrate system functionality, graphics performance, alarms, trending, load sequences, and integration results.
Provide clear, professional explanations of system behavior, testing results, and compliance evidence.

Documentation & Reporting

Ensure accurate documentation of all test results, deviations, corrective actions, and pre‑commissioning records.
Maintain traceability and version control across all test artifacts.
Verify accuracy of system graphics, naming conventions, point lists, and as‑built controls documentation.
Manage test equipment inventory and ensure calibration and reliability of tools used for controls verification.

Continuous Improvement

Provide structured feedback to improve controls test procedures, sequences, and commissioning workflows.
Identify opportunities to optimize testing efficiency, automation, and documentation standardization.
