Key Responsibilities
Site Management & Coordination
- Carry out site setting-out, surveys, and layout preparation for construction activities.
- Interpret architectural, structural, mechanical, and engineering drawings accurately and ensure proper implementation on-site.
- Transform design concepts into physical structures in accordance with approved working drawings and technical specifications.
- Coordinate day-to-day site activities to ensure smooth project execution.
- Monitor project schedules and ensure work progresses according to approved timelines.
Construction Supervision
- Supervise all construction works from project commencement to completion.
- Directly coordinate and supervise artisans, labourers, craftsmen, and subcontractors including bricklayers, carpenters, iron benders, masons, and other construction personnel.
- Ensure construction activities are executed in line with approved drawings, specifications, and industry standards.
- Provide technical guidance, troubleshooting, and practical solutions to site teams where required.
- Monitor workmanship quality and ensure high construction standards are consistently maintained.
Interpretation of Construction Drawings
- Demonstrate strong ability to read, understand, and interpret construction and engineering drawings.
- Ensure all site works are executed strictly in accordance with approved construction documents and technical details.
- Identify discrepancies in drawings and communicate observations to the appropriate consultants or project team members for resolution.
Material Management & Cost Control
- Properly manage construction materials to minimize wastage and ensure cost efficiency.
- Monitor material usage and storage procedures on-site.
- Ensure only approved and standard construction materials are utilized for projects.
- Maintain construction activities within approved budgets and project cost parameters.
- Support procurement planning and material scheduling to avoid delays in project execution.
Quality Assurance & Quality Control
- Ensure all construction works comply with project specifications, quality standards, and best construction practices.
- Conduct regular inspections and quality checks on ongoing works.
- Ensure defects, non-conformities, and workmanship issues are promptly identified and corrected.
- Maintain quality documentation and records where necessary.
Health, Safety & Environmental Compliance
- Implement and enforce all health and safety procedures on construction sites.
- Ensure compliance with safety rules and regulations to minimize accidents and unsafe practices.
- Conduct routine safety inspections and ensure all personnel utilize appropriate safety equipment.
- Promote a safe and secure working environment for workers, subcontractors, and visitors.
Regulatory & Statutory Compliance
- Ensure all construction activities comply with the National Building Code and relevant local building regulations.
- Maintain adequate knowledge of statutory requirements, building standards, and construction compliance procedures.
- Liaise with relevant regulatory bodies and consultants where required.
Project Management & Stakeholder Coordination
- Coordinate contractors, subcontractors, suppliers, and vendors to ensure timely delivery of project milestones.
- Assist in project planning, scheduling, and execution using project management tools.
- Prepare construction work programmes and monitor progress against schedules.
- Participate in site meetings and provide updates on project performance, risks, and challenges.
- Work collaboratively with Project Managers, Engineers, Quantity Surveyors, Consultants, Clients, and other stakeholders.
Maintenance & Building Consultancy
- Provide technical support and consultancy services for maintenance and repair works on existing structures.
- Ensure long-term structural integrity and proper upkeep of completed buildings.
- Recommend appropriate maintenance strategies and corrective actions where necessary.
Reporting & Documentation
- Prepare and submit periodic site progress reports.
- Maintain proper documentation of site activities, labour records, material usage, and project progress.
- Escalate technical issues, delays, and project risks appropriately.
Requirements
Required Qualifications & Experience
Educational Qualification
- Minimum of a Bachelor’s Degree (B.Sc.) or Higher National Diploma (HND) in Building Technology or a related discipline.
Professional Certification
- Full registration with the Council of Registered Builders of Nigeria (CORBON) is required.
- Membership of the Nigerian Institute of Building (NIOB) will be an added advantage.
Experience
- Minimum of 10–12 years’ relevant experience in the construction industry.
- Proven experience in residential buildings, housing estates, large housing townships, and high-rise building projects.
- Experience managing multiple construction teams and large-scale projects is highly desirable.
Required Skills & Competencies
Technical Skills
- Strong ability to interpret architectural and engineering drawings.
- Knowledge of bar bending schedule preparation.
- Ability to prepare construction work programmes and schedules.
- Proficiency in project management tools such as Microsoft Project.
- Sound understanding of modern construction techniques, materials, and best practices.
