The Building Engineer supports the Chief Engineer in the operation, maintenance, safety, and reliability of a 23-story, approximately 50-year-old high-rise condominium. This is a hands-on leadership role overseeing HVAC and mechanical systems, including cooling towers, AAON units, boilers, pumps, exhaust/ventilation systems, plumbing, controls, and related building equipment.
The ideal candidate will have strong high-rise or commercial building engineering experience, excellent mechanical troubleshooting skills, and experience with preventive maintenance, contractor oversight, equipment repairs, and emergency response. The position requires a working technical leader who can help manage the engineering team, prioritize repairs, maintain reliable building operations, and support the Chief Engineer and property management team.
- Several years of progressively responsible experience in commercial, institutional, condominium, hotel, or high-rise building engineering.
- Strong working knowledge of HVAC and mechanical systems, particularly central plant equipment, cooling towers, boilers, pumps, air-handling equipment, and ventilation/exhaust systems.
- Demonstrated ability to troubleshoot mechanical and building-system problems.
- Experience working in an older high-rise building with aging infrastructure is highly desirable.
- Ability to read mechanical drawings, equipment manuals, control sequences, and building system documentation.
- Knowledge of preventive maintenance practices and building operating procedures.
- Ability to supervise contractors and maintenance personnel and ensure work is completed safely and properly.
- Strong organizational, communication, and problem-solving skills.
- Ability to work independently while supporting the Chief Engineer and property management team.
- Appropriate licenses, certifications, or trade credentials are preferred.
The Building Engineer is expected to be a working technical leader, not solely an administrative position. The role requires someone who can understand the building as an integrated mechanical system, make sound operating decisions, prioritize repairs, and help lead the engineering team through both routine maintenance and unexpected building emergencies.
Experience with older high-rise infrastructure, central HVAC plants, cooling towers, boilers, pumps, AAON equipment, ventilation systems, and large mechanical systems is particularly valuable.

Success will be measured by the safe and reliable operation of the building, effective preventive maintenance, timely identification and resolution of equipment problems, quality contractor oversight, accurate maintenance documentation, efficient operation of building systems, and the ability to provide dependable support to the Chief Engineer and property management team.
