Building Executive
Job Summary
Manage building operations to ensure safety, functionality, and tenant satisfaction through inspections, coordination with contractors, emergency response, and budget control.
Responsibilities
- Conduct daily inspections of the building to verify satisfactory and serviceable conditions and report necessary rectifications or recommendations to management
- Manage security, cleaning, landscaping, waste management, irrigation, lifting systems, carpark systems, building defects, repairs, and fire and safety matters to maintain operational efficiency
- Control and oversee the use of common amenities and facilities within the building to ensure proper utilization
- Coordinate with term contractors to ensure regular servicing of building components according to schedules and scopes of work
- Perform regular inspections of cleanliness, car park conditions, signage, and other building elements to maintain standards
- Collaborate with the Mechanical & Electrical (M&E) team to coordinate required testing and inspections during unit fit-out and reinstatement works
- Serve as a member of the Company’s Emergency Response Team (CERT) to support emergency preparedness and response efforts
- Prepare and manage budgets for operational and capital expenditures to ensure financial control and resource allocation
- Inspect fire protection facilities and systems regularly to confirm they are functional and compliant, and follow up with necessary rectifications or recommendations
- Plan and execute fire drill exercises to ensure tenant and staff readiness in emergencies
- Liaise with the public, tenants, and relevant authorities to facilitate the implementation of building improvement works
- Assist in contract administration and procurement processes, maintaining accurate records of correspondence, documents, and materials related to building management and contractors
- Build and maintain positive relationships with tenants by addressing their feedback and managing emergencies outside office hours when required
