Business Analyst

The Business Analyst will work within the Digital team to translate business needs into actionable digital initiatives for property and construction projects. The role involves analyzing processes, documenting requirements, and coordinating between stakeholders and technical teams to ensure successful solution delivery.

The Opportunity
As a Business Analyst - you will be responsible for working with business stakeholders, customers, delivery teams and external partners to understand business needs, define problems and opportunities, and translate requirements into clear, actionable outcomes for digital initiatives.
Operating within the Digital team, this role supports the delivery of technology solutions across Mirvac's customer and property lifecycle by analysing current-state processes, identifying improvement opportunities, documenting requirements, and helping ensure solutions are fit-for-purpose, commercially sound and aligned to business objectives.
Key Responsibilities
- Partner with business stakeholders across Mirvac to understand business needs, challenges and opportunities, ensuring digital initiatives are aligned to organisational goals and priorities.
- Work closely with business teams, customers and delivery partners to define problems, gather requirements and translate business needs into clear, actionable deliverables.
- Analyse current-state processes, systems, data flows and ways of working to identify improvement opportunities, pain points, risks and business impacts.
- Facilitate workshops, interviews and discovery sessions to elicit, validate and prioritise functional and non-functional requirements.
- Document clear and structured business requirements, user stories, acceptance criteria, test scenarios, process maps, decision records and supporting artefacts to enable effective solution design and delivery.
- Act as a key coordination point between business stakeholders, product owners, delivery leads, architects, UX/UI designers, developers, testers and external partners to support shared understanding and alignment.
- Support the assessment of solution options by contributing business context, operational impacts, data insights and evidence-based recommendations.
- Collaborate with delivery teams to clarify requirements, support backlog refinement and ensure solutions are delivered in line with agreed business outcomes.
- Support testing activities by contributing to test scenarios, reviewing test outcomes, assisting with defect triage and validating that delivered solutions meet business requirements.
- Identify and manage risks, issues, assumptions and dependencies relating to requirements, stakeholder alignment and business readiness.
- Use data, stakeholder feedback and operational insights to support continuous improvement and benefits realisation.
- Operate effectively in a complex and changing environment, adapting analysis approach and priorities as business needs evolve.
- Build strong working relationships with stakeholders across Digital and the broader business, influencing through clear communication, structured analysis and practical recommendations.
- Stay informed of digital trends, emerging technologies and business analysis practices relevant to property, development, construction, asset management and real estate operations.
- Contribute to the uplift of business analysis capability within the Digital team by sharing knowledge, promoting consistent practices and supporting continuous improvement in delivery ways of working.
About You
You are an experienced professional with at least 5 years' experience across complex change and process transformation in operational systems environments, with hands-on system administration/configuration and testing responsibilities.
You'll also have
- A tertiary qualification in Computer Science, Data Analytics, Mathematics, Economics, or a related discipline
- Exposure to the Construction, Property Development, or Real Estate industries.
- Experience working closely with business stakeholders on digital change initiatives, enhancement programs, or platform operations
- Demonstrated experience in systems analysis involving functional design, requirements, configuration, integration impacts, and testing across enterprise platforms
- Demonstrated experience in systems analysis roles involving functional design, configuration, integration analysis, and testing across enterprise platforms (not pure business analysis or support roles)
- Experience in defining and refining requirements and user stories, ensuring they are testable and aligned to business outcomes
- Experience supporting testing/UAT and release readiness, including coordination, defect triage, and documentation
- Working knowledge of backlog management through Jira and Confluence
- Strong documentation skills: requirements, user stories, process maps, runbooks, training materials, and operational handovers
- Understanding of process/data/integration touchpoints and ability to support functional design thinking (without needing to be a developer)
