Sonida Senior Living (NYSE: SNDA), a publicly traded owner, operator, and investor in senior housing. Sonida operates a portfolio of independent living, assisted living, and memory care communities, and its Business Development & Acquisitions team is actively growing the platform through real estate acquisitions, M&A, preferred equity investments, joint ventures, and development opportunities nationally. When the team was formed in 2023, Sonida owned 61 communities primarily in the Midwest and South. Today Sonida owns over 150 communities nationally.

Job Description:

The Business Development & Acquisitions Analyst (BD&A Analyst) is an integral member of the acquisitions and business development team, supporting the evaluation and execution of potential real estate acquisitions, analysis to support investment strategies, and maintain investment pipeline. This role focuses heavily on financial analysis, research, and cross-functional coordination. The Analyst will work under the guidance of senior team members to develop foundational skills in financial modeling, market analysis, and due diligence. If you want exposure to the full toolkit of real estate and corporate finance (asset-level acquisitions, M&A, preferred equity, JV structuring, and development) rather than being siloed into one transaction type, this is a rare seat.

Our team acquires real estate, executes corporate M&A, invests as preferred equity, structures joint ventures, and explores other growth opportunities, all within a single sector where we have deep operating expertise. We are publicly traded, well-capitalized, and actively deploying capital across a broad set of deal structures, not just traditional real estate acquisitions.

*This role will ideally be based in our Dallas, Texas office but we are open to candidates in the New York market as well.

Responsibilities:

1. Investment Evaluation

  • Conduct initial market research to identify potential opportunities and industry trends.
  • Assist in compiling data on potential targets, including company profiles, market positioning, and financial snapshots.

2. Financial Analysis & Modeling

    • Build and maintain financial models, including income projections, IRR calculations, sensitivity analyses, and valuation models.
    • Prepare financial summaries and investment memorandums for review by senior team members and investment committee.
    • Support analysis of capital expenditures, cash flow impacts, and return metrics under supervision.

    3. Due Diligence Support

    • Help coordinate information gathering across internal teams (legal, finance, operations).
    • Maintain organized data rooms and track outstanding requests during diligence.
    • Assist in reviewing financial statements, operational metrics, and relevant documents.

    4. Cross-Functional Collaboration

    • Support the acquisitions team and internal departments involved in diligence and integration.
    • Help prepare presentation materials, internal memos, and summary reports for leadership.
    • Track timelines, deliverables, and communication needs across stakeholders.

    5. Market Research & Strategic Support

    • Perform market, competitor, and industry research to inform strategic planning.
    • Compile data and insights into usable formats for senior team members and leadership.
    • Assist with internal analyses that support long-term planning and portfolio review.

    Qualifications:

    • Bachelor’s degree in Finance, Business Administration, Economics, Real Estate, or a related field.
    • 2–4 years of experience in real estate, private equity, investment banking, consulting, or related areas.
    • Strong analytical and quantitative skills with basic financial modeling proficiency (Excel required).
    • Ability to synthesize data clearly and accurately for internal consumption.
    • Strong verbal and written communication skills.
    • Highly organized, detail-oriented, and able to handle multiple tasks simultaneously.
    • Proactive work ethic and eagerness to learn in a fast-paced, transaction-focused environment.

    * The salary range for this role is $100,000 to $115,000.
