Residential Architecture, Interior Design and Design-and-Build
KAPA is seeking a motivated and client-focused Business Development Executive with a background in architecture, interior architecture, or interior design.
The successful candidate will be responsible for developing new business opportunities for private residential projects, including landed houses, condominiums, luxury residences, additions and alterations, renovations, and design-and-build projects. The role combines business development, client relationship management, and coordination with KAPA’s design and project teams.
Key Responsibilities
- Identify and pursue new business opportunities for private residential architecture, interior design, renovation, and design-and-build projects.
- Generate leads and develop new client accounts within the private residential market.
- Build professional relationships with homeowners, property agents, developers, architects, consultants, and referral partners.
- Meet prospective clients to understand their lifestyle, design preferences, project requirements, budget, and timeline.
- Conduct preliminary site visits and assist in assessing the client’s requirements and the property’s existing condition.
- Recommend suitable architectural, interior design, renovation, or design-and-build solutions.
- Manage the sales process from initial enquiry and client consultation to proposal submission, negotiation, and project award.
- Prepare and present proposals, quotations, tenders, and contracts in coordination with the design, quantity surveying, and project teams.
- Negotiate commercial terms and close deals in accordance with the company’s requirements.
- Maintain an updated sales pipeline and follow up actively on enquiries, proposals, quotations, and potential projects.
- Achieve individual monthly, quarterly, and annual sales and revenue targets.
- Apply architectural and interior design knowledge during client discussions, site assessments, presentations, and proposal preparation.
- Gather and document project requirements for new residential construction, additions and alterations, renovation, and interior fit-out works.
- Assist the design team with preliminary project briefs, space-planning requirements, design concepts, and material preferences.
- Coordinate closely with the design, quantity surveying, and project management teams to ensure that proposed solutions are practical, commercially viable, and aligned with client expectations.
- Facilitate the proper handover of awarded projects to the design and project teams.
- Maintain regular communication with clients throughout the sales, design, and project stages.
- Handle client enquiries, feedback, and concerns promptly and professionally.
- Monitor project progress from a client-management perspective and provide relevant updates to clients and management.
- Conduct market research on private residential property trends, competitors, renovation demand, and homeowners’ preferences.
- Represent KAPA professionally at client meetings, property events, exhibitions, networking sessions, and other industry functions.
Job Requirements
- Diploma or Degree in Architecture, Interior Architecture, Interior Design, or a related discipline.
- At least two years of relevant experience in business development, sales, architecture, interior design, renovation, or the design-and-build industry.
- Experience handling landed houses, private condominiums, luxury residences, or other private residential projects will be an advantage.
- Candidates with architectural, interior design, project sales, or project coordination experience who wish to move into business development are welcome to apply.
- Good understanding of residential design, space planning, materials, construction processes, and project requirements.
- Familiarity with relevant BCA, URA, MCST, and other applicable authority requirements will be an advantage.
- Strong sales, presentation, negotiation, communication, and interpersonal skills.
- Client-focused, commercially driven, and confident in developing new business relationships.
- Able to understand design drawings, project briefs, quotations, and technical information.
- Proficiency in AutoCAD, SketchUp, Microsoft Office, or other relevant design software will be an advantage.
- Self-motivated, organised, results-oriented, and able to manage multiple leads and projects.
- Able to work independently and collaborate effectively with design, quantity surveying, and project management teams.
- Willing to attend site visits, client appointments, property events, and networking activities when required.
