Business Development Specialist
About Global Construction
Global Construction, a subsidiary of Kapella Group, is a prominent commercial general contractor operating across Colorado, Arizona, Texas, Florida, and Wyoming. To support our strategic expansion in the Denver metropolitan area, we are seeking a results-driven Business Development Manager focused on cultivating high-value industry partnerships and driving long-term revenue growth.
Position Overview
Reporting directly to the Director of Business Development, you will lead the origination and development of commercial opportunities throughout Colorado. In this role, you will be responsible for identifying key prospective clients—including project owners, developers, and design partners—securing strategic meetings with decision-makers, and converting qualified relationships into negotiated general contracting contracts.
Key Responsibilities
Pipeline Origination: Proactively map, target, and engage decision-makers to establish strategic commercial partnerships.
Account Management: Serve as the primary client relationship manager from initial engagement through contract negotiation and project execution.
Cross-Functional Collaboration: Partner closely with internal preconstruction, estimating, operations, and marketing teams to align prospective client needs with operational capabilities.
Strategic Growth: Focus on relationship-driven client acquisition rather than high-volume call lists or inbound lead processing.
Qualifications
Proven track record of securing negotiated commercial construction contracts within the target markets.
Demonstrated ability to articulate and execute successful client acquisition strategies.
Strong executive-level communication, networking, and relationship-management skills.
Requirements
Core Responsibilities
Client Acquisition: Identify, pursue, and secure new commercial opportunities with property owners, developers, operators, architects, and owner’s representatives.
Decision-Maker Engagement: Secure and lead high-impact meetings directly with key project decision-makers.
Opportunity Qualification: Evaluate and vet prospective pursuits to ensure clearly defined decision-makers, project scope, timelines, and actionable next steps.
Relationship Reactivation: Re-engage dormant client networks and historical contacts to uncover new revenue streams.
Cross-Functional Pursuit Management: Collaborate closely with preconstruction and estimating teams through go/no-go evaluations, formal proposals, interviews, and contract negotiations.
Pipeline Administration: Maintain rigorous CRM hygiene by ensuring all active opportunities have a designated owner, accurate sales stage, dated next actions, and up-to-date notes.
Client Retention: Maintain consistent communication with clients throughout construction and project closeout to drive repeat business and referrals.
Industry Representation: Act as a brand ambassador for Global Construction at industry events, networking functions, and trade associations.
Qualifications & Competencies
Industry Experience: Proven business development background within commercial construction—ideally with a general contractor, commercial subcontractor, A/E firm, or owner’s representation firm.
Proven Track Record: Demonstrable history of self-sourced commercial opportunities, including specific details regarding client profiles, relationship genesis, and awarded projects.
Regional Network: Established, active relationships with key owners, developers, architects, and owner’s reps throughout Colorado.
Technical Acumen: Working knowledge of general contractor pursuit lifecycles and delivery methods, including negotiated, design-build, construction management, and hard bid.
Sales Resilience: Demonstrated comfort and persistence with proactive outreach and long-term sales cycles spanning 6 to 18 months.
Administrative Discipline: Strong CRM discipline with a clear understanding of the distinction between initial contacts and qualified opportunities.
Executive Presence: High level of professional credibility when interacting with property owners, developers, and senior corporate leadership.
Operational Readiness: Possess a valid driver’s license and reliable transportation to support frequent local travel.
