To be responsible, for the apartment communities under my supervision. Supervise, guide, train and assist

the employees of these development and maintain the sites as the company demands

ESSENTIAL DUTIES AND RESPONSIBILITIES

Responsibilities include the following but are not limited to the job specifications contained herein.

Additional duties or job functions may be required as deemed necessary:

• Direct and supervise the Property Managers in the assigned territory with the administration of all

policies and procedures including the operating budget.

• Advertise for, interview and recommend the hiring of any personnel for the Property Manager,

associated support staff positions.

• Coach and train the Property Manager on an ongoing basis regarding company policies and

procedures; Fair Housing practices; as well as applicable State Agency, HUD Section 8 and Tax Credit

guidelines.

• Conduct annual written employee evaluations and recommend salary adjustments based on employee

evaluations.

• Complete employee disciplinary notices, as necessary, using the company policy as a guide, and bring

areas of any disciplinary action to the attention of the supervisor.

• When needed, discus and recommend dismissal of personnel to the supervisor.

• Meet with your supervisor on a weekly basis to discuss the operations of the property including rent

collections, occupancy issues, policy guidelines, marketing programs, staffing issues, property budgets,

etc.

• Review and approve property invoices on a weekly basis.

• Attend any site visits that involve state or federal agency inspections, ownership or investor meetings.

• Respond to state or federal agency notices, communications and request in a professional and timely

manner.

• Attend any company-sponsored training and education seminars as requested. Travel and overnight

stays may be required.

• Evaluate property collection records on a bi-monthly basis. Work with Property Managers on areas

needing improvement.

• Monitor and evaluate property occupancy reports on a monthly basis. Work with Property Managers

on areas needing improvement.

• Be aware of and respond to community market conditions. Recommend and propose any rental rate

adjustments when appropriate

• Review the effectiveness of marketing and resident retention programs for the properties. Make

suggestions on areas of improvement, as needed.

REGIONAL MANAGER

• Evaluate suppliers/vendors contracts to assure cost-effectiveness.

• Receive and respond to Property Manager questions and concerns.

• Work with Property Managers and contactors to determine the scope of work needed in regard to

capital needs. Obtain written specifications and bids.

• Work with the Property Manager to prepare the annual budget, and capital needs budget.

• Periodically inspect community files to assure compliance with company policies, any state and

program guidelines. Report deficiencies to supervisor.

• Periodically inspect maintenance records to assure compliance with company policies and procedures.

• Receive and respond to resident concerns in an effective and amicable manner.

• Thoroughly inspect the properties, including common areas, vacant units, any basements, boiler

rooms, etc. on a regular basis to assure positive curb appeal and to detect areas of risk relating to

person or property. Follow up on findings and scheduled improvements.

• Complete all paperwork and requested reports in a timely manner.

• Interact and communicate with Owners’ representatives as necessary and appropriate.

• Adhere to regular attendance on the job.

• Be knowledgeable in and comply with all company policies and procedures.

• Responsible for insuring that all staff members respond to resident requests or complaints in a timely,

efficient and courteous manner.

• Maintain a positive work atmosphere by behaving & communicating in a manner so that you can get

along with residents, business contacts, coworkers & supervisors.

• Responsible for reporting any unusual or extraordinary circumstances regarding the residents or the

property.

• Responsible for seeking educational opportunities and self-improvement for personal growth and

development.

• This position requires 60% travel within the Columbus area

SUPERVISION

Supervises region of properties and managers.

EXPERIENCE/ EDUCATION / TRAINING

At least two years managerial experience. At least 5 years property management experience.
