Commercial Estimator/Project Manager
Position Summary:
The Commercial Estimator/PM prepares work to be estimated by gathering proposals, blueprints, specifications, and related documents. Identifies labor, material, and time requirements by studying proposals, blueprints, specifications, and related documents. Computes costs by analyzing labor, material, and time requirements. Is responsible for planning and overseeing projects to ensure they are completed in a timely fashion and within budget. The project manager will plan and designate project resources, prepare budgets, monitor progress, and keep upper-management informed the entire way. This will all be done within the confines of Kort’s Construction Services’ goals and vision.
Essential Estimating Functions:
- Prepare detailed, accurate estimates for material, labor, equipment, subcontracts, etc.
- Attend pre-bid/proposal conferences and site visits, as needed
- Prepare scope specifications and requirements, prepare project schedules, perform quantity takeoffs, prepare cost summary sheets, and input quantities into estimating software
- Develop and review subcontractor scopes of work. Accept and review subcontractor/supplier proposals for accuracy, completeness and best overall value.
- Perform a key role in project planning, budgeting, and identification of resources needed and provide direction and support to project team
- Monitor and report on the progress and budget of projects
- Confer with engineers, architects, owners, contractors and subcontractors on changes and adjustments to cost estimates
Essential Project Manager Functions:
- Determine and define project scope and objectives
- Predict resources needed to reach objectives and manage resources in an effective and efficient manner
- Prepare budget based on scope of work and resource requirements
- Track project costs in order to meet budget
- Develop and manage a detailed project schedule and work plan
- Provide project updates on a consistent basis to upper management about strategy, adjustments, and progress
- Manage contracts with vendors and suppliers by assigning tasks and communicating expected deliverables
- Utilize industry best practices, techniques, and standards throughout entire project execution
- Monitor progress and make adjustments as needed
- Measure project performance to identify areas for improvement
- Confer with engineers, architects, owners, contractors and subcontractors on changes and adjustments to cost estimates
