Commissioning Technician

EMC is seeking a motivated and technically skilled Commissioning Technician to support the startup, testing, troubleshooting, and turnover of commercial mechanical and plumbing systems. This position serves as the liaison between construction completion and owner turnover by verifying systems are installed, operating, and documented in accordance with project specifications, manufacturer requirements, and owner expectations. The Commissioning Technician works closely with Project Managers, Superintendents, Controls Contractors, TAB Contractors, Equipment Manufacturers, Engineers, and General Contractors to ensure projects are delivered fully operational and ready for occupancy.

What You’ll Do:
- Equipment Startup & Commissioning
- Coordinate and assist with startup of commercial HVAC and plumbing equipment.
- Verify installation readiness prior to manufacturer startup.
- Participate in functional performance testing of mechanical systems.
- Assist with startup of pumps, boilers, water heaters, heat pumps, air handling units, RTUs, VAV systems, VRF equipment, exhaust systems, domestic water systems, and specialty mechanical equipment.
- System Verification
- Review project drawings, specifications, submittals, and sequence of operations.
- Verify proper installation of piping, valves, sensors, controls, and mechanical equipment.
- Identify deficiencies requiring correction before commissioning.
- Confirm equipment labeling, access, insulation, and identification are complete.
- Coordinate completion of punch list items related to system startup.
- Coordination
- Work directly with Controls Contractors during system programming and functional testing.
- Coordinate with TAB (Testing, Adjusting, & Balancing) contractors
- Support manufacturer startup technicians.
- Attend commissioning meetings with owners, engineers, and general contractors.
- Coordinate scheduling of startup activities and inspections.
- Documentation
- Maintain commissioning checklists and startup reports.
- Document equipment startup dates and operating conditions.
- Collect warranty information, startup reports, and manufacturer documentation.
- Assist with compiling Operations & Maintenance manuals.
- Maintain accurate project commissioning logs and turnover documentation.
- Troubleshooting
- Assist in diagnosing mechanical, plumbing, and controls-related issues.
- Verify corrective actions have resolved identified deficiencies.
- Support field personnel in resolving startup and operational issues.
- Communicate technical findings clearly to project teams.
- Customer Turnover
- Participate in owner demonstrations and training sessions.
- Ensure systems are fully operational prior to substantial completion.
- Support final inspections and owner acceptance.
- Promote a smooth transition from construction to occupied building.
