Role Overview

Advanced Asset Management (AAM Living) is seeking an experienced Community Director / Community Manager (Temporary) to oversee the day-to-day operations and overall performance of a multifamily community. This role is responsible for property operations, leasing, sales, occupancy, resident relations, financial performance, team leadership, maintenance coordination, and compliance.

Key Responsibilities

  • Oversee daily community operations, including leasing, resident services, maintenance, collections, and administrative activities.
  • Lead, train, coach, and hold the onsite team accountable for performance, service standards, and company expectations.
  • Drive leasing, sales, occupancy, renewals, and resident retention through effective property management and team performance.
  • Monitor rental income, rent collections, delinquency, concessions, expenses, and overall property financial performance.
  • Prepare, review, and manage property budgets, financial reports, invoices, and operational expenses.
  • Manage resident relations, address escalated concerns, and resolve complaints professionally and efficiently.
  • Oversee the leasing process, including prospect follow-up, applications, move-ins, move-outs, renewals, and resident retention.
  • Coordinate with maintenance teams and vendors to ensure work orders, unit turns, preventive maintenance, and property repairs are completed timely.
  • Conduct regular property inspections and ensure apartments, common areas, amenities, and grounds meet AAM standards.
  • Manage vendor relationships, obtain bids, monitor work quality, and ensure services are completed within approved budgets.
  • Maintain accurate property records, reports, resident files, leasing data, and operational documentation.
  • Ensure compliance with Fair Housing, landlord-tenant laws, LIHTC requirements when applicable, and AAM policies and procedures.
  • Monitor market conditions, competitor activity, pricing, and leasing performance to identify opportunities for improved occupancy and revenue.
  • Develop and implement strategies to improve property performance, resident satisfaction, operational efficiency, and financial results.
  • Work closely with regional and corporate leadership to communicate property performance, challenges, and action plans.

Required Qualifications

  • 3+ years of multifamily property management experience, preferably as a Community Director, Community Manager, or Property Manager.
  • Bilingual proficiency, preferably Spanish.
  • Proven experience managing leasing, occupancy, collections, resident relations, maintenance, and property operations.
  • Strong leadership, sales, financial management, communication, and problem-solving skills.
  • Experience with property management software such as Yardi, AppFolio, RealPage, or similar platforms.
  • Knowledge of Fair Housing and New Mexico landlord-tenant regulations.
  • Strong organizational skills with the ability to manage multiple priorities and deadlines.
  • Experience with budgeting, financial reporting, vendor management, and team performance.
  • CAM, ARM, or CPM certification is a plus.
