Condominium Manager (TOP Experience Required)
Key Responsibilities
- Lead and manage the full TOP (Temporary Occupation Permit) process for newly completed condominium developments.
- Coordinate with developers, consultants, contractors, and authorities to ensure a smooth handover from project completion to MCST management.
- Organize defect management, common property inspections, and rectification works during the Defects Liability Period (DLP).
- Prepare and implement operational procedures, maintenance schedules, and service contracts prior to estate opening.
- Conduct Council meetings, Annual General Meetings (AGMs), and prepare meeting agendas and minutes.
- Manage the estate's operations, maintenance, security, cleaning, landscaping, and other service providers.
- Prepare and monitor the annual budget, expenditure, and financial performance of the MCST.
- Ensure compliance with the Building Maintenance and Strata Management Act (BMSMA), Fire Safety regulations, Workplace Safety & Health (WSH), and other statutory requirements.
- Handle residents' feedback, disputes, and enquiries professionally while maintaining high service standards.
- Lead and supervise the site management team to ensure efficient daily operations.
Requirements
- Diploma or Degree in Property Management, Building Management, Real Estate, or a related field.
- Minimum 3–5 years of condominium management experience, with proven TOP project experience.
- Strong knowledge of BMSMA, MCST operations, and Singapore property management practices.
- Excellent leadership, communication, and stakeholder management skills.
- Proficient in Microsoft Office and property management systems.
