Construction Manager

Duties:

· Must be able to interpret construction plans.

· Ensures that all required specifications, codes, policies, procedures, and processes are followed per the direction of the Project Manager.

· Obtains permits and licenses as required per contract.

· Collaborates with engineers, architects, and design team, to determine plans, specifications, general and special conditions, addendums, subcontract requirements, and bid paperwork including RFI’s.

· Must know basic concepts of scheduling construction work.

· Works multiple projects simultaneously as required and directed by the Project Manager.

· Understands subcontracts and reviews details to determine discrepancies.

· Reviews all product submittals in detail to determine compliance with the contract documents.

· Submits change orders as directed.

· Makes sure all required documents are submitted.

· Creates and facilitates notices such as 48-hour notices to subcontractors upon direction from the Project Manager.

· Helps identify and resolve problems and communicates to the Project Manager to keep project on schedule.

· Provides follow-up regarding previous problems/issues and tracks/reports appropriately.

· Handles administrative tasks related to maintenance, repair, and replacement needed for equipment and vehicles, ensuring good working order.

· Maintains a clear sense of direction and focus.

· May assist with scheduling inspections.

· Ensures all grievances or complaints are reported, handled, documented appropriately per the Project Manager’s instruction.

· Maintains records of all project activity and ensures a successful hand-off package to Project Managers.

· May take on other duties as assigned.

· Review and approve trade contractor payment applications with Project Manager;

· Maintain good relationships with internal and external clients, including representatives of Owner and Architect/Engineer;

· Communicate and enforce Target Lodging Safety Program;

· Attend and participate in project meetings, including subcontractor meetings;

· Ensure compliance with all project directives.

Requirements

· 7+ years of building and construction management experience

· OSHA Site Safety Experience

· Up to date with modern technology and display excellent communication skills

· Proven construction technical knowledge on site with understanding of each facet of a job (i.e. concrete, masonry, metals, wood & plastics, moisture proofing, openings, finishes, specialties, equipment, furnishing, conveying systems, fire suppression, plumbing, HVAC, electrical, communication, security, earthwork, exteriors improvements, utilities, transportation, waterway & marine construction, wastewater, demolition, etc.)

· General knowledge of construction principles/practices required.

· Strong work ethic and desire to work in a team environment and grow the company

· Must have a valid driver’s license and ability to travel may be required.

Preferred

· 9+ years of building and construction management experience

· Associates/Bachelor’s Degree or relevant experience such as commercial projects, hospitals, public projects, schools, multifamily, etc.

· Estimating experience a plus

· Working knowledge of project management process and software. (Microsoft Office and SAGE 300 CRE)

· OSHA 30 Hour Training

· LEED Project Experience

· Proven experience in modular construction.
