Contract Manager
NewBe an early applicantThe Contract Manager will take ownership of the full contract lifecycle — from pre-contract tendering through to post-contract commercial close-out. This includes contract administration, cost management, QS functions, variation and claims management, and subcontractor commercial management.
The ideal candidate comes from a curtain wall / facade specialist background. Candidates with main contractor experience and strong contract management and QS capabilities are also welcome to apply.
1. Key Responsibilities
The Contract Manager will be accountable for the following key areas:
1.1 Contract Administration
Review, administer, and manage main contract and subcontract agreements
Manage all contractual correspondence, notices, and documentation
Ensure full compliance with contract terms, conditions, and statutory requirements
Prepare and manage variations, loss & expense claims, and Extension of Time (EOT) submissions
Track and enforce contractual milestones and obligations
12 Quantity Surveying (QS) Functions
Monitor and guide the QS in performing quantity take-offs and Prepare and submit interim payment claims and progress valuations
Monitor and guide the QS in preparing Bills of Quantities (BOQ) for tender submissions and internal budgeting
Monitor and guide the QS in evaluating subcontractor and supplier quotations and conducting commercial negotiation
Monitor and guide the QS in managing measurement, valuation, and agreement of interim and final accounts
1.3 Project Commercial Support
Provide commercial advice and support to project teams throughout the project lifecycle
Attend site and project meetings; liaise with main contractors, clients, and consultants
Identify, manage, and mitigate contractual and commercial risks
Support dispute resolution, mediation, and negotiation processes
1.4 Documentation & Reporting
Prepare monthly commercial reports for management review
Maintain proper and systematic contract documentation and records
Support internal audits, reviews, and process improvements
2. Requirements
The successful candidate should meet the following requirements:
2.1 Education & Qualifications
Degree in Quantity Surveying, Construction Management, Building, or related discipline
Professional membership (e.g., SISV, RICS) is an advantage
2.2 Experience
Minimum 5–8 years of contract management and/or QS experience in the construction industry
Preferred: Experience in curtain wall / facade specialist contracting
Also Acceptable: Experience with main contractors in general building construction
Experience in the Singapore construction industry is required; familiarity with local practices, regulations, and market rates
2.3 Technical Skills
Strong knowledge of Singapore standard forms of contract (SIA Conditions, PSSCOC, etc.)
Proficient in contract administration, variation management, EOT, and claims processes
Solid QS skills: measurement, BOQ preparation, cost estimation, and valuation
Familiarity with facade materials, systems, and installation sequences (preferred)
Proficient in Microsoft Office Suite (Excel, Word, Project)
2.4 Soft Skills
Strong negotiation, communication, and interpersonal skills
Ability to work independently and manage multiple projects simultaneously
Meticulous and detail-oriented with strong analytical capability
Proactive, hands-on, and a collaborative team player
