contract manager
Key Responsibilities
- Monitor project budgets, costs, and profitability throughout the project lifecycle.
- Review project cost reports and recommend measures to improve commercial performance.
- Analyse project financial performance and highlight potential cost overruns or commercial risks.
- Review supplier quotations and subcontractor costs to ensure cost competitiveness.
QS & Commercial Review
- Review and verify Quantity Surveyors' measurements, cost estimates, Progress Claims, Variation Orders (VO), and Final Accounts before submission.
- Ensure all commercial documents are accurate, complete, and comply with contractual requirements.
- Assist in resolving commercial issues and discrepancies relating to project accounts.
Contract Administration
- Review and administer Main Contracts and Subcontracts.
- Prepare and manage contractual correspondence, Variation Orders (VO), Extension of Time (EOT), claims, and contractual notices.
- Ensure compliance with contract terms and project specifications.
- Support contract negotiations and assist in resolving contractual disputes where necessary.
Project Coordination
- Work closely with Project Managers, QS, Site Teams, Consultants, Clients, Main Contractors, Suppliers, and Subcontractors on commercial matters.
- Monitor project payment status, retention sums, and outstanding claims.
- Prepare commercial reports for Management.
- Maintain proper documentation and contract records.
- Support tender clarifications and post-award commercial administration.
Requirements
- Diploma or Bachelor's Degree in Quantity Surveying, Construction Management, Civil Engineering, or a related discipline.
- Minimum 3–5 years of relevant experience in the construction industry.
- Experience in interior fit-out, ceiling, drywall, partition, ALC panel, or renovation projects is highly preferred.
- Strong knowledge of Progress Claims, Variation Orders (VO), Final Accounts, Cost Control, and Contract Administration.
- Ability to review and verify QS commercial documents independently.
- Familiar with Singapore construction contracts and commercial practices.
- Strong analytical, negotiation, and problem-solving skills.
- Proficient in Microsoft Excel, Word, and Outlook.
- Able to work independently and manage multiple projects.
