Contract Manager
About the role
SMITECH is seeking an experienced Contracts Manager to lead contract administration, commercial governance and contractual risk management for M&E construction projects in Singapore. This role will work closely with the project management team, QS/commercial team, consultants, clients, subcontractors and senior management to manage contract obligations, claims, variations, extensions of time, contractual correspondence, subcontract administration and final account matters.
Key responsibilities
Manage and administer main contracts, subcontracts, procurement agreements and project commercial documentation for M&E construction works.
Review contract terms, tender documents, specifications and conditions of contract to identify commercial, contractual and operational risks.
Advise project teams and management on contractual obligations, notices, claims strategy, risk exposure and dispute avoidance.
Prepare, review and manage contractual correspondence, notices, claims submissions, variation claims, EOT claims, loss and expense claims and related substantiation.
Work closely with Quantity Surveyors and project teams on progress claims, payment responses, variation orders, subcontractor claims, final accounts and cost impact assessments.
Monitor project contract performance, deliverables, key milestones, contractual deadlines and compliance with client requirements.
Support negotiation with clients, consultants, subcontractors and suppliers on commercial and contractual matters.
Maintain proper contract records, claim files, correspondence logs, payment documentation and audit trails.
Support tender review, contract negotiation and commercial risk assessment for new and ongoing projects.
Assist in resolving contractual disputes, payment issues and project close-out matters in a practical and commercially sound manner.
About you
Degree or Diploma in Quantity Surveying, Building, Construction Management, Mechanical / Electrical Engineering, Contract Management, Law or Civil Engineering.
More than eight (8) years of relevant contracts, commercial or quantity surveying experience, preferably in M&E construction, infrastructure, building services or large-scale construction projects.
Strong working knowledge of construction contracts, subcontract administration, progress claims, variation orders, EOT claims, final accounts and contractual correspondence.
Good understanding of M&E project delivery, site coordination challenges and commercial risks in construction projects.
Able to review contract clauses, identify risk areas and advise project teams on practical contractual actions.
Strong drafting skills for contractual letters, notices, claims narratives and supporting documentation.
Strong negotiation, analytical, communication and stakeholder management skills.
Proficient in Microsoft Office, especially Word and Excel, and able to maintain organised contract records and claim substantiation.
Able to work independently in a fast-paced site environment while coordinating closely with project, commercial and management teams.
Prior experience in Singapore infrastructure, public sector, transport, utilities, commercial or industrial projects will be an advantage.
