Contracts Manager (QS)

Job Description

  • Lead and manage the ID & MEP Quantity Surveying (QS) team.

  • Oversee all commercial and contractual matters for A&A, Interior Design (ID), and MEP projects.

  • Prepare, review, and evaluate tenders, quotations, and cost estimates.

  • Develop project budgets, cost plans, and monitor project expenditure.

  • Administer main contracts and subcontract agreements, ensuring compliance with contractual terms.

  • Review and negotiate subcontractor quotations and award recommendations.

  • Prepare and assess variation orders, progress claims, payment certificates, and final accounts.

  • Monitor project costs and identify cost-saving opportunities while maintaining quality and project requirements.

  • Liaise with clients, consultants, subcontractors, suppliers, and Project Managers on contractual and commercial matters.

  • Resolve contractual issues, commercial risks, and project claims promptly.

  • Prepare monthly cost reports, commercial reports, and project forecasts for Management.

  • Ensure proper documentation and record-keeping of all contractual correspondence and project cost information.

  • Mentor, guide, and develop the QS team to improve technical competency and work performance.

  • Work closely with the Project, Design, Procurement, and Operations teams to ensure smooth project execution.

Job Requirements

  • Bachelor's Degree or Diploma in Quantity Surveying, Building, Construction Management, Civil Engineering, Interior Design, or a related discipline.
  • Minimum 3-5 years of relevant experience in Quantity Surveying and contract administration within the construction industry.

  • At least 2 years of experience leading a QS team.

  • Strong experience in Addition & Alteration (A&A), Interior Design (ID), and MEP fit-out projects.

  • Sound knowledge of construction contracts, tendering procedures, cost planning, procurement, and subcontract administration.

  • Experience in managing variation claims, progress claims, and final accounts.

  • Strong commercial awareness and negotiation skills.

  • Excellent analytical, problem-solving, and decision-making abilities.

  • Good communication and stakeholder management skills.

  • Proficient in Microsoft Office applications, particularly Excel.

  • Able to work independently, manage multiple projects, and meet tight deadlines
