D.H. Pace Company has an excellent opportunity for a full-time Corporate Real Estate Manager based at our Olathe, KS Corporate Office. This individual will manage the real estate portfolio for D.H. Pace; over 75 industrial properties across the United States with a total of 2 million square feet of space. Conduct negotiations and transactions with external representatives in coordination with operations and corporate management as well as other necessary internal groups, as appropriate. Lead tenant improvement projects to achieve results that support the mission of the operation and reflect corporate standards.
Position Overview:
- Responsibility for over 75 industrial properties across the United States with a total of 2 million square feet of space.
- Finds and secures appropriate facilities that meet the corporation's needs.
- Manages D.H. Pace’s portfolio of lease agreements, owned buildings and associated documents.
- Negotiates and structures lease agreements, option renewals, additional options, amendments, addendums, estoppels, Subordination/Non-Disturbance/Attornment agreements (SNDAs) and all other necessary documents to keep and maintain lease contract obligations active, current and extended, when needed.
- Directs and supervises outside real estate agents in support of new location searches, acquisitions, dispositions, renewals with or without improvements/expansions, build-to-suit arrangements, subleases, vacating facilities and/or early terminations.
- Oversees all aspects of design and construction functions for multiple tenant improvement projects simultaneously, working closely with local internal management (tenants), architects, general contractors, landlords, and others to accomplish D.H. Pace’s operational goals and assure that finished product adheres to corporate standards.
- Authorizes, develops, manages and evaluates market analyses for all market types, including identification of competitor locations.
- Advises management of regional/local real estate trends, demands and industrial facility availability.
- Maintain all records, leases, purchase agreements, rent schedules, real estate reports and related documents
- Monitors transactions and construction projects against budget and takes an active and aggressive role in making necessary adjustments.
- Supports and assists management in the development and implementation of strategic and technical plans and budgets.
- Develops, evaluates, negotiates and analyzes total project costs, returns on capital, annual increases, ground leases, etc. to assure the lowest cost alternative is obtained.
- Responsible for property maintenance of D.H. Pace’s headquarters. Supervise 1 full-time facility maintenance employee.
- Create and implement the overall direction, coordination, and evaluation of facility maintenance activities including oversight of operating expenses, utilities and 3rd party providers.
- Position will include approx. 25% travel to our domestic operating divisions.
- Other responsibilities as assigned.
Qualifications:
- Bachelor's degree/equivalent required (real estate, finance, business preferred). Construction management degree a plus.
- Five (5) years professional commercial or industrial real estate negotiating, acquisition, management, and finance experience, including experience with contract negotiations, and service agreement negotiations and related real estate/facility transactions.
- Strong computer proficiency skills (Power BI, Excel, PowerPoint, Word, Outlook, PDF review and markup, Bluebeam).
- Fluency in the process, principles, terminology and documentation common to commercial real estate transactions; ability to read, understand and analyze leases and other relevant contracts.
- Demonstrated ability to project manage, meet deadlines, solve problems quickly and work well under pressure.
- Ability to develop relationships and influence with key stakeholders across the country in 50+ locations, determine their needs and work aggressively to provide solutions.
- Understanding of, and experience in, financial and budgetary management and control.
- Detail oriented, able to handle several tasks simultaneously
- Self-motivated with the ability to prioritize workload.
- Ability to read and interpret construction drawings.
- Demonstrates strong skills in: communication, interpersonal skills, decision-making, leadership, and problem-solving.
- Demonstrates professional and political aptitude.
- Strong knowledge of administrative and property management operations including design, construction, budgeting, facilities maintenance, security, and safety.
- Ability to interact with all levels of management as well as internal clients.
