Design Director — Landed Property

Role

TCA is looking for a Design Director specialising in Singapore landed residential projects to lead projects from concept through design development, technical coordination and construction.

The role is for someone who can combine strong architectural design with practical buildability, manage clients and consultants, and ensure that design intent is translated correctly into coordinated construction information.

Key Responsibilities

• Lead architectural design for landed houses from concept to construction.
• Develop layouts, massing, façades, interiors and overall architectural direction.
• Lead client presentations, design meetings and design decision-making.
• Manage and review work produced by architects, designers and drafting teams.
• Coordinate architectural, structural, M&E and specialist consultant information.
• Identify clashes, missing information and buildability problems before construction.
• Review drawings, details, specifications and material selections.
• Coordinate with QP, PE, M&E consultants and authority/submission teams.
• Understand Singapore landed-house planning, envelope, GFA and authority constraints.
• Work closely with the construction/site team to resolve design and technical issues.
• Maintain design quality while respecting budget, programme and construction practicality.
• Take ownership of multiple landed projects with limited day-to-day supervision from the Director.

Candidate Profile

• Degree in Architecture or equivalent design qualification.
• 8+ years relevant experience preferred.
• Strong experience in Singapore landed residential architecture highly preferred.
• Experience with detached, semi-detached, terrace, GCB, A&A, reconstruction or new-build houses.
• Strong architectural design and detailing ability.
• Able to understand and coordinate structural and M&E drawings.
• Strong AutoCAD / Revit / SketchUp or equivalent technical-production capability.
• Confident dealing directly with clients, consultants and contractors.
• Strong understanding of construction and buildability, not design-only.
• Organised, decisive and able to independently close routine design/technical issues.
• Singapore authority and TOP/CSC experience is a major advantage.

What TCA Needs

This is not simply a concept-design position. The successful candidate must be able to take architectural ideas and turn them into coordinated, buildable landed-house projects, while leading the design team and reducing the amount of routine coordination requiring Director involvement.

Target outcome: independently lead the design and technical coordination of several landed residential projects from design through construction.
