The Design Lead will oversee the design and construction coordination for high-end landed residential projects in Singapore, ensuring all drawings are construction-ready and compliant with local authorities. The role involves managing drawing reviews, consultant coordination, and maintaining design integrity from planning through to project completion.

DESIGN LEAD / DESIGN & COORDINATOR

TCA Design & Build | Singapore | Full-Time

TCA Design & Build is a design-and-build firm for high-end Singapore landed residential projects. We design, manage, and build everything under one roof. We need a Resident Architect who understands landed residential from to site — not just from concept to render.

You will be the internal design and control owner. You will ensure every drawing that leaves TCA's office is ready, coordination-complete, and construction-usable.

What you will own:
Drawing review and issue for construction. Coordination with external QP and PE. Authority tracking and document preparation. Drawing clash review before site release. Design intent protection during construction. Client design presentation support. RFI management between site and consultants.

What you must bring:
Minimum 6–8 years experience. Singapore landed residential experience is non-negotiable — URA, BCA, SCDF, and the full sequence from planning permission to TOP. Ability to review a full drawing set and identify what is missing before the QP sees it. Confidence to push back on a consultant. BOA registration or QP eligibility is a significant advantage.

You will not be a fit if:
Your work stops at design development and renders. You have never tracked a landed house from start to TOP. You do not know what a QP needs before they can stamp. Your experience is condo, commercial, or institutional only.
