Director - Delivery - Residential
The Director – Delivery - Residential is responsible for the end-to-end delivery of apartment developments across multiple residential precincts, from design development through construction, handover, and readiness for occupancy.
The role ensures apartment assets are delivered on time, within approved budgets, to defined quality, safety, and sustainability standards, while meeting market, operational, and governance requirements.
Roles and Responsibilities
1. Delivery Ownership
- Take full accountability for the delivery of assigned apartment buildings and residential clusters.
- Lead delivery execution in line with approved development strategy, masterplan, and apartment product brief.
- Act as the single point of accountability for apartment delivery outcomes across all project phases.
2. Design & Product Oversight
- Oversee apartment design development to ensure:
- Efficient unit layouts and net-to-gross optimisation
- Compliance with residential codes, authority approvals, and Qiddiya design standards
- Constructability, durability, and long-term operational efficiency
- Drive value engineering and standardisation strategies without compromising quality or customer experience.
- Ensure alignment between architectural intent, MEP systems, façade performance, and interior specifications.
3. Construction & Programme Management
- Lead and manage delivery partners, project managers, contractors, and consultants for apartment projects.
- Monitor progress against approved programmes and key milestones, implementing corrective actions as required.
- Coordinate interfaces with infrastructure, utilities, public realm, and adjacent developments.
4. Cost, Commercial & Risk Control
- Maintain budget accountability for apartment delivery packages.
- Review and endorse cost plans, variations, claims, and change controls in collaboration with commercial teams.
- Identify, manage, and escalate delivery risks through formal governance and reporting structures.
5. Handover, Readiness & Close-Out
- Ensure apartments are delivered fully complete and ready for occupation, including:
- Testing, commissioning, and certification
- Snagging, defects management, and authority approvals
- Coordinate with operations, asset management, and sales/leasing teams to support smooth handover and market readiness.
- Oversee final accounts, close-out documentation, and post-completion reviews.
6. Governance & Stakeholder Management
- Prepare and present delivery updates, risks, and decisions to internal governance committees.
- Manage key internal stakeholders including planning, commercial, design, operations, and sustainability teams.
- Engage with external stakeholders, authorities, and partners to secure approvals and resolve issues efficiently.
7. Health, Safety & Sustainability
- Champion a strong health and safety culture across all apartment construction sites.
- Ensure sustainability and ESG requirements are embedded into apartment delivery, including energy efficiency, water management, and material selection.
Requirements
Qualifications
- Bachelor’s degree in engineering, Architecture, Construction Management, or a related discipline.
- Professional certification (PMP, RICS, CIOB, or equivalent) preferred.
Experience
- 10 - 12 years’ experience in large-scale apartment or high-density residential delivery.
- Proven track record delivering mid-rise to high-rise apartment buildings within complex, multi-stakeholder environments.
- Experience on large-scale developments or mega/giga projects in the Middle East is highly desirable.
