Director - Development (IOS)

Leads real estate development and construction projects for an industrial portfolio, overseeing strategy, permitting, budgets, and team execution while ensuring quality and cost control across multi-project portfolios.

The Director, IOS Development leads and directs Alterra's real estate development process across a portfolio of industrial projects, with full accountability for entitlements/approvals, design, and construction of build-to-suit, spec, and major renovation projects for key industrial tenants. This is a senior leadership role: the Director sets project strategy, owns outcomes across a multi-project pipeline, and provides oversight and mentorship to Development Managers and project teams. The Director reports to the VP of Development and Construction and works in close, collaborative partnership with Alterra's industrial Acquisitions and Legal Teams, and may represent Development in discussions with capital partners and senior leadership. The position will require travel estimated at 3-5 days a month with some overnight stays. The amount of monthly travel may fluctuate depending on workload, project geography, development schedule milestones, etc.

ESSENTIAL FUNCTIONS OF THIS ROLE:

  • Serve as a senior leader in the execution of Alterra's development and construction projects, driving strategy and results across its rapidly growing industrial portfolio.
  • Provide leadership, mentorship, and performance oversight to Development Managers and cross-functional project teams.

RESPONSIBILITIES:

  • Direct and oversee site due diligence across multiple projects leading up to land acquisition.
  • Build and maintain a robust national network of design and construction professionals.
  • Ensure timely obtainment of all required project permitting and approvals across the portfolio.
  • Provide senior-level review of drawings, specifications, and other project documents; ensure full familiarization across the team.
  • Source, vet, and manage CM/GC firms as well as trades/subcontractors, overseeing negotiated award and competitive bidding processes as appropriate.
  • Guide material procurement strategy, mitigating portfolio-wide exposure to commodity volatility, availability, and risk.
  • Direct design teams in producing key project deliverables, ensuring consistency and quality across projects.
  • Oversee contract administration to ensure all contractual obligations are fulfilled.
  • Own the development, implementation, and management of project schedules across the portfolio.
  • Develop and approve project budgets in coordination with the Acquisition Team, using historical cost indexing and experience to support underwriting and business objectives.
  • Maximize efficiency and efficacy across project teams, interfacing with key stakeholders (architects, contractors/subcontractors, subconsultants, vendors, etc.).
  • Anticipate, elevate, and mitigate risks that arise during project execution, elevating critical issues to senior leadership as needed.
  • Produce and present portfolio- and project-level reports in accordance with project demands, milestones, and leadership requirements.
  • Direct project cost control/management, tracking all committed, pending, and anticipated cost events while maintaining project and portfolio budgets.
  • Help ensure the highest and best value is realized from design and construction professionals across the portfolio.
  • Review monthly pay applications to ensure all costs are fully substantiated and supported.
  • Ensure excellence in delivered product by holding project teams to conformance with project documents, Owner standards, and branding.
  • Contribute to strategic planning for the industrial development platform, including market and site selection input alongside the Acquisitions Team.

QUALIFICATIONS:

  • 10+ years in real estate development and construction/project management, including experience leading projects and mentoring or managing team members.
  • Computer/software skills: Microsoft Excel, Bluebeam, Microsoft Office Suite (Word, Excel, Outlook, and Project).
  • Strong written and verbal communication, including experience presenting to senior leadership and external partners.
  • BA/BS in construction management, engineering, or similar required.
  • Detail-oriented, analytical, and computer literate, with strong judgment on complex, multi-project priorities.
  • Proven ability to lead and develop teams while excelling in a fast-paced work environment.
