Description

Build the Land Acquisition Function. Help Shape What Comes Next.

Faircroft is looking for an experienced Director of Land Acquisition to lead the identification, evaluation, negotiation, and acquisition of residential land opportunities throughout Greater Houston.

This is more than an opportunity to step into an established land acquisition program. It is an opportunity to help build one.

Faircroft is a privately held real estate development company with significant owner investment in land and development opportunities throughout Greater Houston. That established commitment to the market gives the Director of Land Acquisition an unusual opportunity: to help shape a growing land acquisition capability while working directly with the people making the investment decisions.

We are not looking for someone simply to inherit an established corporate function. We are looking for an experienced land professional who can envision what a high-performing land acquisition function should look like, develop the relationships and opportunity pipeline behind it, and help create the processes and capabilities that can scale with Faircroft’s growth. As the business evolves, that may include helping shape the future team supporting the function.

Reporting directly to the President, the Director of Land Acquisition will serve as Faircroft’s hands-on leader for land opportunity sourcing and evaluation. You will work closely with executive leadership and Finance to evaluate investments, conduct due diligence, negotiate transactions, and help determine where and how Faircroft should deploy capital.

If you have spent your career working within established land acquisition organizations and have ever thought, “I know how I would build this function if I had the opportunity,” this may be that opportunity.

What You’ll Do

Build and Own the Land Pipeline

  • Develop and continuously strengthen Faircroft’s pipeline of residential land opportunities throughout Greater Houston.
  • Source and evaluate finished lots, as well as raw land, partially entitled land, and entitled land.
  • Identify off-market opportunities through relationships, proactive outreach, and market intelligence.
  • Cultivate productive relationships with landowners, brokers, developers, homebuilders, consultants, engineers, attorneys, and other industry partners.
  • Present opportunities, risks, investment rationale, and strategic alternatives directly to executive leadership.

Evaluate Opportunities and Inform Investment Decisions

  • Partner with Finance on acquisition pro formas, development budgets, cash-flow forecasts, and financial models.
  • Evaluate pricing, development costs, absorption assumptions, projected returns, and alternative investment scenarios.
  • Assess multiple opportunities simultaneously and help prioritize those offering the strongest combination of strategic fit, economics, and manageable risk.
  • Conduct sensitivity analysis and scenario planning to support acquisition decisions.
  • Recommend transaction structures, joint ventures, or strategic partnerships when appropriate.

Lead Due Diligence

  • Evaluate the feasibility and risk associated with prospective acquisitions.
  • Assess infrastructure, drainage, utilities, water and sewer capacity, environmental conditions, floodplain considerations, access, and other development factors.
  • Evaluate entitlement considerations involving zoning, platting, annexation, permitting, Municipal Utility Districts, and regulatory approvals.
  • Coordinate diligence activities with engineers, attorneys, consultants, surveyors, governmental entities, and other partners.

Negotiate and Advance Transactions

  • Lead acquisition negotiations and letters of intent.
  • Negotiate pricing, terms, contingencies, development agreements, and lot-purchase structures.
  • Coordinate with Finance, legal, engineering, and leadership as opportunities move toward closing.
  • Manage acquisition activity from initial sourcing through transaction completion.

Become a Market Intelligence Resource

  • Maintain a strong understanding of Greater Houston residential growth patterns, land pricing, infrastructure investment, school-district developments, population trends, builder activity, and competitive acquisitions.
  • Develop relationships that provide insight into opportunities before they are broadly marketed.
  • Help Faircroft identify emerging submarkets, changing risks, and potential development opportunities.

What We’re Looking For

The successful candidate will combine the market relationships of a dealmaker, the financial discipline of an investor, and the initiative of a builder.

You should bring:

  • 7+ years of experience in residential land acquisition, land development, real estate investment, homebuilding, or a closely related field.
  • Demonstrated experience personally sourcing, evaluating, negotiating, and advancing residential land opportunities.
  • Strong understanding of residential land entitlement and development.
  • Experience reviewing development plans, plats, surveys, engineering reports, and other due-diligence materials.
  • Advanced financial modeling and investment-analysis capabilities.
  • Proven real estate transaction and negotiation experience.
  • Strong business judgment and the ability to communicate investment recommendations to senior leadership.
  • A valid driver’s license and the ability to travel regularly throughout Greater Houston.
  • A bachelor’s degree in Real Estate, Finance, Business, Economics, Urban Planning, Civil Engineering, Construction Management, or a related field is preferred.

What Will Set You Apart

We are particularly interested in candidates who bring:

  • An established network within the Greater Houston residential land and development community.
  • Experience working with Houston-area homebuilders, developers, landowners, brokers, or investment firms.
  • Experience acquiring multiple types of inventory, including finished lots in particular as well as raw land and entitled land.
  • Familiarity with local municipal processes, MUDs, entitlement procedures, and development considerations.
  • Experience supporting master-planned community development.
  • A record of identifying opportunities before they reach the broader market.

Most importantly, we are looking for someone comfortable with ownership. This is a hands-on role. The Director of Land Acquisition will not simply inherit a mature corporate function with layers of people and established infrastructure. The opportunity is to bring your experience, relationships, judgment, and ideas to Faircroft and help build a land acquisition capability that can grow with the company.

How Success Will Be Measured

Success will be driven by business outcomes, including:

  • Achievement of land and lot acquisition objectives.
  • Quality and depth of the opportunity pipeline.
  • Quality and economic value of opportunities sourced and transactions completed.
  • Projected performance and return on acquired assets.
  • Achievement of applicable acquisition, entitlement, and lot-delivery milestones.
  • Development of productive relationships with brokers, landowners, builders, developers, and strategic partners.
  • Contribution to Faircroft’s long-term growth and community profitability.

Variable compensation will be tied to defined performance objectives that may include acquisition results, pipeline quality, transaction economics, applicable milestones, portfolio performance, and contribution to Faircroft’s growth objectives.

Why Faircroft?

Some land acquisition positions ask you to execute someone else’s playbook. This one gives you the opportunity to help write it.

Faircroft offers an uncommon combination: meaningful owner investment in the Greater Houston land market alongside the entrepreneurial opportunity to help define how the company approaches future land acquisition.

We are looking for a land acquisition professional who can combine strong market relationships and transactional expertise with the vision to help create a function capable of supporting Faircroft’s continued growth.

If you are ready for greater ownership, direct access to decision-makers, and the opportunity to help shape how a growing residential organization approaches land acquisition, we’d like to hear from you.
