Experienced in improving workforce productivity, resource utilisation, service performance and management accountability across a substantial property portfolio.
Knowledgeable about UK property maintenance legislation, health and safety requirements and relevant housing compliance standards.
Confident using financial and operational data, maintenance management systems and KPIs to identify trends and drive improvement.

What you will do as Director of Maintenance Services
Strategic Leadership & Departmental Management
Take overall accountability for the direction, structure, efficiency and performance of the maintenance department. Lead the Maintenance Managers and Fleet Manager, establish clear responsibilities and reporting arrangements, and develop a strategy aligned with organisational priorities, portfolio needs and future growth.
Financial Management & Commercial Performance
Own maintenance and fleet budgets, expenditure controls, forecasting and financial reporting. Analyse labour, materials, contractor, fleet and property-level costs; challenge unnecessary spend; and identify sustainable savings without compromising quality, safety or long-term property requirements.
Workforce Productivity, Systems & Performance
Set clear performance expectations and KPIs covering capacity, utilisation, job completion, response times, first-time fixes, repeat visits and outstanding work. Enable managers to use Fixflo to its full potential for allocation, scheduling, tracking, reporting and continuous improvement.
Property Compliance, Safety & Risk
Provide senior oversight of maintenance-related compliance, including gas and electrical safety, fire safety, water hygiene and Legionella, HHSRS, damp and mould, building safety, contractor competency and local authority requirements. Ensure effective controls, records, escalation routes, risk assessments and safe systems of work are in place.
Procurement, Fleet & Property Strategy
Lead procurement strategy, supplier and contractor performance, purchasing controls and internal-versus-outsourced delivery reviews. Provide strategic oversight of the vehicle fleet through the Fleet Manager and develop planned and preventative maintenance approaches that reduce repeat repairs and improve whole-life property performance.
Cross-Functional Leadership & Stakeholder Management
Bring maintenance, regional support and wider operational teams together under a clear framework of responsibilities, service expectations, communication and escalation. Build productive relationships with internal leaders and external stakeholders, resolve competing priorities and provide senior leadership with clear performance updates and recommendations.
