Director / Senior Manager of Construction Operating Assets
Position Summary
Dezer Development, LLC is seeking a Director / Senior Manager of Construction to take ownership of construction, capital improvement, and physical-asset performance across the company's operating real estate portfolio — luxury hotels, condominium residences, and mixed-use properties. This role is the company's primary point of accountability for keeping operating assets in top physical condition: managing major capex projects, hotel system replacements, room renovation programs, dockage and marine infrastructure, roofing, building envelope work, environmental remediation and monitoring, and the contractor bidding and procurement process that supports all of it.
This is a hands-on, execution-focused role reporting to the Chief Investment Officer. The company hopes this position would grow over time into a broader role overseeing ground-up development activity — multifamily residential, hotel, high-rise condominium, and mixed-use vertical construction — for candidates who demonstrate the judgment, scale, and stakeholder management needed to take on new development responsibility. That expansion is a career path, not a day-one expectation; the immediate mandate is the operating portfolio.
Key Responsibilities
Capital Projects & Asset Renewal
- Plan, budget, and manage major capital expenditure projects across the operating portfolio, including hotel system replacements (MEP, life safety, vertical transportation, building automation), operating property roof replacements, and building envelope restoration.
- Lead room renovation and FF&E refresh programs at hotel and condo-hotel properties, coordinating design, procurement, phasing, and guest/resident-impact scheduling.
- Manage dock, marina, and marine infrastructure construction, repair, and permitting, including seawalls and waterfront capital work.
- Oversee complex ongoing hotel and building maintenance issues that rise above routine facilities work — structural, mechanical, and systems-level problems requiring engineering input and contractor engagement.
- Assist property management functions when construction expertise is needed.
Contractor Management & Procurement
- Run competitive bidding processes for construction and capital projects; develop scopes of work, solicit and level bids, and make award recommendations.
- Negotiate and manage construction contracts, change orders, and contingency draws; hold contractors accountable to schedule, budget, and quality commitments.
- Build and maintain a qualified bench of general contractors, specialty trades, and engineering consultants across all asset types and disciplines.
- Coordinate with general contractors, subcontractors, architects, and engineers on active projects; ensure timely turnaround on requests for information (RFIs) and submittals.
- Lead bid evaluations and contract administration, including scope leveling, qualification review, and award recommendations.
Environmental & Regulatory
- Manage environmental remediation projects and ongoing monitoring obligations at applicable properties, coordinating with environmental consultants and regulatory agencies.
- Ensure construction and capital work complies with applicable building codes, permitting requirements, and environmental regulations at the local, state, and federal level.
Budget, Reporting & Cross-Functional Coordination
- Develop annual and multi-year capex budgets for the operating portfolio in partnership with asset management, hotel operations, and finance.
- Track project budgets, schedules, and risk; provide regular status reporting to the CIO and ownership on active and pipeline capital projects.
- Coordinate with hotel operators, property management teams, and ownership representatives to minimize operational disruption during construction.
- Partner cross-functionally with development, finance, legal, procurement, property operations, hospitality operations, and asset management to keep capital projects aligned with broader company priorities.
- Oversee project managers, project engineers, and coordinators assigned to active capex projects; foster a culture of accountability and continuous improvement.
Growth Track — Ground-Up Development
- As experience and performance warrant, take on increasing responsibility for construction oversight of ground-up development or redevelopment projects, including multifamily residential, hotel, high-rise condominium, and mixed-use vertical construction.
Partner with development, design, and legal teams on constructability review, GMP contract structuring, and construction schedule integration for new development pipeline
