Draftsman
A
skilled and detail-oriented Draftsman with experience in residential plotted
developments, building planning, and land development projects. The candidate
should be proficient in preparing technical drawings, layout plans, contour
mapping, and statutory submission drawings in compliance with applicable Town
Planning regulations, preferably for Goa and Maharashtra.
Key Responsibilities
- Prepare and draft
residential plotted development layouts, subdivision plans, building plans, and
infrastructure drawings.
- Convert and plot
KML/KMZ files using survey coordinates and boundary data provided by land
surveyors.
- Develop accurate
site plans, contour plans, grading layouts, sections, elevations, and detailed
drawings.
- Prepare drawings
for approvals and statutory submissions to Town Planning, Municipal
Authorities, Panchayat, PDA, and related departments.
- Coordinate with
architects, surveyors, engineers, consultants, and project teams for drawing
inputs and revisions.
- Ensure drawings
comply with applicable Goa and Maharashtra Town Planning regulations,
Development Control Regulations (DCR), zoning norms, setback requirements,
FSI/FAR calculations, and approval guidelines.
- Maintain drawing
records, revisions, and documentation systematically.
Qualifications & Experience
- Diploma /
ITI in Draftsmanship, Civil Engineering, or equivalent technical
qualification.
- Minimum 5–7
years of relevant experience in real estate, architecture, town planning,
or infrastructure projects.
- Experience
in plotted development and statutory approval drawings preferred.
Key Competencies & Skills
- Proficiency
in AutoCAD, Civil 3D, Google Earth, and relevant drafting/GIS software.
- Ability to
handle contour plotting, topographical data, and land survey
interpretation.
- Knowledge of
plotting coordinates, geo-referencing, and KML/KMZ integration.
- Strong
understanding of residential township/plotted development planning
concepts.
- Familiarity
with Town Planning Acts, DCR norms, and approval procedures.
- Ability to
prepare technical sections, elevations, and detailed working drawings
independently.
