Job Overview The Facilities Director will oversee the operational excellence, asset preservation, and luxury service standards across our premium residential real estate portfolio. This role demands a strategic leader who can balance complex engineering systems with white-glove hospitality to ensure an uncompromised resident experience. You will manage daily estate operations, overseeing a full scope of FM services delivered by multiple service providers, to ensure asset integrity and value across all luxury developments. Key Responsibilities: Strategic Leadership & Luxury Experience • Establish and maintain five-star hospitality service delivery standards across all areas, internal and external. • Implement and scale localized Standard Operating Procedures (SOPs) that align with premium brand values. • Lead the transition of newly constructed developments from the construction handover phase to active operational management. Engineering & Lifecycle Operations • Deploy and audit Computerized Maintenance Management Systems (CMMS) to optimize predictive maintenance programs. • Oversee complex building systems, including specialized MEP (Mechanical, Electrical, Plumbing), central HVAC, automated access control, and smart automation systems. • Conduct routine property audits to verify structural integrity, aesthetic perfection, and landscaped area upkeep. • Manage emergency planning, business continuity, and rapid-response protocols for all weather or infrastructural disruptions. Financial & Vendor Administration • Formulate and control multi-million dollar operating expenses (OpEx) and capital expenditures (CapEx) budgets. • Negotiate and manage integrated facilities management (IFM) contracts and specialized boutique vendors. • Drive operational efficiency to maximize net operating income (NOI) without compromising development aesthetics. Sustainability & Compliance • Introduce and lead eco-friendly initiatives, carbon reduction goals, and green building certifications. • Ensure compliance with local laws, municipal safety guidelines, environmental standards, and building codes.

Required Skills and Qualifications: • Education: Bachelor’s degree in Facilities Management, Civil/Mechanical Engineering, or Real Estate Administration. • Experience: Minimum of 8–10 years managing luxury assets, luxury hotels, or upscale residential towers. • Technical Savvy: Expert knowledge of automated Building Management Systems (BMS), smart home IoT integrations, and advanced HVAC tech. • Financial Acumen: Proven experience building complex asset lifecycles, service charge models, and CapEx forecast charts. • Soft Skills: Impeccable communication, emotional intelligence, discretion, and the ability to interact comfortably with high-profile clientele.
