Facilities Maintenance Manager

Position Summary

We are seeking an experienced and dependable Facilities Maintenance Manager to maintain and repair all warehouses from Lehigh Valley to Hunterdon County. This position is responsible for ensuring the safe, efficient, and OSHA compliant operation by managing building systems, responding to emergencies, coordinating inspections, and maintaining compliance with all applicable safety regulations.

Responsible for responding to all fire alarms, trouble alarms, burglary alarms, and other facility emergencies as needed.

Essential Responsibilities

• Provide 24/7 on-call support for facility emergencies, including fire alarms, trouble alarms, and burglary alarms.
• Oversee the maintenance and repair of five warehouse locations to ensure safe and efficient operations.
• Perform general building maintenance, including preventative and corrective maintenance.
• Troubleshoot, repair, and maintain conveyor systems and other mechanical equipment.
• Perform general plumbing repairs and maintenance.
• Perform general electrical troubleshooting and repairs.
• Inspect, maintain, and troubleshoot HVAC systems
• Maintain and oversee fire protection systems, including fire pumps, sprinkler systems, and fire alarm systems.
• Coordinate routine inspections, testing, and maintenance of life safety systems.
• File permits with local authorities and coordinate required inspections to ensure regulatory compliance.
• Work with contractors, vendors, and inspectors to complete maintenance projects and ensure compliance with local, state, and federal codes.
• Maintain accurate maintenance records, inspection reports, and documentation.
• Identify facility improvement opportunities and recommend preventative maintenance initiatives.

Required Qualifications

• Minimum of 5 years of facilities maintenance experience in a warehouse, distribution, manufacturing, or industrial environment.
• Extensive Knowledge of:
  • Building maintenance
  • Mechanical systems, including conveyor equipment
  • Plumbing systems
  • Electrical systems
  • HVAC systems
• Extensive knowledge of fire protection systems, including fire pumps, sprinkler systems, and fire alarm systems.
• Experience filing permits and coordinating with local municipalities for inspections and code compliance.
• Ability to troubleshoot equipment independently and prioritize multiple maintenance requests.
• Valid driver's license and ability to travel between multiple warehouse locations.

Preferred Qualifications

• Fire Life Safety or Fire Protection certifications.
• OSHA certification.
• HVAC, electrical, plumbing, or mechanical trade certifications.
• Experience managing multiple facilities simultaneously.

Working Conditions

• This position requires travel between five warehouse locations throughout New Jersey and Pennsylvania
• Must be available for emergency response outside of normal business hours, including nights, weekends, and holidays.
• Ability to lift up to 50 pounds and work in warehouse, mechanical, and outdoor environments as needed.
• Ability to climb ladders, work at heights, and perform physically demanding maintenance tasks in indoor and outdoor settings.
