Facilities Manager
Position Summary: Responsible for physical operation and maintenance of buildings, equipment and grounds for all locations. To oversee and perform maintenance duties so as to keep facilities and grounds in safe and working order with an expected result as safe and well maintained facility and work zone while
preserving the safety and comfort of guests and fellow employees.
License(s):
- CPO Certification, HVAC License- Universal and 410A refrigerant safety certificate.
Education/Training:
- High School Diploma.
- Minimum of 8 years of experience in facilities and project management.
- Maintenance supervision responsibilities and skills.
Experience:
- Must have broad knowledge and experience in the building maintenance fields with a minimum of five (5) to eight (8) years in similar position or equal experience and or training.
- Rough construction.
- Familiarity with a variety of general construction trades.
- Pool and spa cleaning, equipment maintenance and water treatment.
- Extensive and specific mechanical knowledge and experience.
- Knowledge and experience of maintenance, trouble shooting and repair procedures in all areas of facility and facility systems and other related systems found in spas.
- HVAC troubleshooting and repair abilities.
- Working knowledge of the following: Plumbing, electrical, fire codes, water treatment programs, water health codes.
- Generate and submits GIHSS CCR water quality reports to the proper state agencies.
- Ensures all equipment permits are kept up to dat

Essential Duties & Responsibilities:
- Inspect buildings, sites and equipment for needed repair and maintenance.
- Manage Spa Quality department training and updating of document sets.
- Respond to emergency maintenance requests as required; troubleshoot issues to determine cause, and solution.
- Estimate labor and material costs for replacement, repair, alterations and improvements to building, building systems and equipment; order materials and supplies.
- Schedule outside contractors/service companies as needed for carpentry, electrical, painting, plumbing, welding, heating, cooling, pool needs, ventilating, roof, and other items as needed.
- Consult with Glen Ivy contract project manager, architects, engineers, and outside consultants, as required to establish work required to correct issue.
- Use time in an efficient effective manner to evaluate and diagnose the problem, and develop a plan of action to repair or correct in the most cost efficient professional manner.
- Coordinate projects with local operations managers, outside contractors and/or subcontractors.
- Manage facilities inventory control system.
- Inspect work in progress and at its components.
- Plan and coordinate major facilities projects; develop specifications; request and receive quotes for major work by outside contractors.
- Maintain a variety of records and prepare reports; review reports on costs of work done, materials used, and labor expended.
- Assemble the scope of work and develop the standard documents needed to describe the projects for each facility.
- Establish a completing schedule for large projects.
- Respond to requests for information as needed.
- Maintain and update special permits and licenses as required by state and federal agencies.
- Maintain and update fire extinguishers and provided annual staff training.
- Maintain detailed daily work logs and create and maintain work order process.
- Use Net Facilities to gather, collect and solicit work, tasks, repair items, and work orders; sort and prioritize needs to make sure the required parts and materials are available.
- Schedule work when parts, etc. are available.
- Perform and track preventative maintenance needs at day spa locations.
- Service, repair and maintain pools including adjusting chemicals and cleaning filters, completing
maintenance request forms and record logs. Oversee and educate contractors of pool needs.
Additional Responsibilities:
- Ensures that all employees and guest areas are kept clean, organized and safe.
- Stay on task and using company time effectively.
- Oversees that all work is performed accurately and in timely manner.
- Oversees chemical, tool and part inventory.
- Involvement in safety including OSHA, HAZMAT and local fire dept. and assist as needed with
committee and meetings.
- Performs weekly walk-through inspection of entire property with Director of Facility and supervisors.
- Oversees and performs p.m. and service on all serviced equipment, landscaping, pools and buildings.
- Provide support to supervisors on projects.
- Wearing proper uniform and approved steel toe boots at all times.
- Using personal safety equipment when required.
- Carrying eye protection at all times.
- Be prepared to take on new responsibilities as the Company grows and develops new aspects of the business.
- Assist Director of Facilities and Human Resources in formalizing and/or updating as necessary, job descriptions of all positions in the department.
- Communicates, prioritizes and oversees services and repairs with Property Managers, Spa Directors and Spa Managers.
- Train and oversee property maintenance personnel at each spa location, including local contracted labor.
- Maintain strict adherence to all OSHA safety rules and regulations.
- Cost analysis and budget projections for day spa maintenance.
- Monitor vendor/contractors work performance.
- Ensure compliance with codes, ordinances and regulations.
- Research and implement products and services for continuous improvement.
