Facilities Manager
- Building Systems Knowledge – Understanding HVAC, electrical, plumbing, fire safety, and security systems to oversee maintenance and troubleshoot issues
- Preventive & Corrective Maintenance – Scheduling, supervising, and optimizing maintenance to extend asset life and reduce downtime.
- Safety & Risk Management – Identifying hazards, ensuring compliance with health and safety regulations, and leading emergency response plans
- Sustainability Practices – Implementing energy efficiency, waste reduction, and green building initiatives
- Team Leadership & Motivation – Inspiring and guiding maintenance, security, and support teams toward shared goals
- Vendor & Contractor Management – Negotiating contracts, monitoring performance, and holding service providers accountable.
- To implement the organizations policies & procedures at the Site.
- To establish an Operation / Maintenance plan for the Site on day to day basis.
- To understand the contractual obligation & apply the organization’s policies and procedures at Site Level.
- Managing the allocated resources within the budget.
- Managing the specialized system (if applicable), sub•contractors at site level.
- Conducting Site level Operational Meetings with both Client representatives & internal team members.
- Coordinating with Inter Departmental heads for necessary resources & support.
- Delegating the work responsibilities to the Subordinates.
- Monitoring & recording the day to day progress of operational activities of the Facilities.
- Close communication & report to the General Manager / Client with respect to day•to•day activities of the facility.
- Identify the training requirements of the team & do the necessary for training & development.
- Appraise the performance of the team members on periodic basis.
- Ensure the project/site meet the QHSE requirements.
- Implement QHSE management system to achieve the organizational goal.
- Ensure the workplace is safe and free of hazards and negative environmental aspects.
- Encourage all staff under his/her management to be involved in continual improvement on QHSE aspects.
- Ensure the workgroup under his/her management understands and follows the organization’s QHSE policy & procedures.
- Ensure necessary QHSE resources are made available to the workgroup under his/her management.
- Consult with the workgroup under his/her management on QHSE aspects.
- Ensure corrective actions upon identification of non•conformance.
- Ensure all near misses, dangerous occurrences, incidents are reported and recorded.
- Ensure all incidents are investigated.
- Ensure all staffs under his/her management meet the QHSE training requirements.
- Chair the site QHSE meeting.
- Lead the site level hazard identification and risk assessment teams.
- Ensure all workers under his/her management are aware of the internal QHSE alerts.
- Communicate the HSE policy to all subcontractors and visitors.
- Authority:
- To take decisions on Site level, resources • planning, scheduling & allocation.
- Participation in Subcontractor selection & appointment.
- Certifying the work activity of the internal team members & sub•contractors.
- Approving material request validating the work requirement
- To monitor the commercial & technical performance of the project & take necessary corrective measures against the identified deviations.
- To handle petty cash for the Site operation.
- To report incidents, progress of the project performance to the client as per contractual terms.
- To investigate the incidents occurred at Site level Operation.
- To inspect the Facility under scope of operation.
- Allocate the resources for site HSE system implementation.
- Stop any unsafe activity.
- Take disciplinary action against unsafe behavior and practices.
- Take decisions on or escalate to Top Management on safety concerns.
- Train the work group on HSE aspects.
- Communicate the HSE matters within the workgroup.
- Communicate the HSE matters of site with the Customers.
- Communicate with subcontractor on HSE issues.
- Accountability:
- To manage the site resources.
- To meet the Service level agreement requirements of the project.
- For the legal violations at site level under ASFM scope
- For eliminating the unsafe actions at site level
- For HSE incident rates at site level
- For IMS management system effective implementation and maintenance at site level
- For the achievement of Objective, target and programs at site level
- For safe, healthy and environment friendly operation of the project
- For allocating necessary resources for implementation and maintenance of QHSE at site level
- For approving all the documents, procedure with respect to QHSE at site level
- For defining and documenting roles, responsibility and authority on HSE aspect at site level
- For deviation of operational control implementation at site level
- Non-escalation to management on safety issue"
