Facilities Manager
Position
Title: Manager, Facilities
Base Salary: $92,000
to $128,000 annually DOE

Job Summary
The Manager, Facilities
supports the development and implementation of the systems and programs
required to ensure successful facilities operations, with a primary focus on
maintenance, operational performance and safety. This position is responsible
for leading a team, while also performing as an individual.
Essential Duties and Responsibilities:
The Essential Duties and Responsibilities listed below are a range of

Facilities Leadership and Team Management
· Oversee
Facilities Supervisors, staff and services provided throughout the Ziply
footprint.
· Provide
leadership to Facilities team through coaching, feedback, development goals and
performance management.
· Engage
and understand what team members are working on, with the ability to speak to
status across all respective ongoing projects at any time.
Facilities Operations and Maintenance
· Responsible
for activities and issues related to Facilities, including maintenance of
buildings, grounds, HVAC, generators, underground storage tanks, fuel tanks and
fuel polishing.
· Implement
and manage Preventive Maintenance programs (Generators, Fuel Tanks, HVAC, etc.)
· Perform
coordination of preventative maintenance and repairs for facilities related
issues.
· Support
and track annual backflow testing.
· Support
equipment upgrades, including Fire system, BMS, Electrical and Mechanical
systems.
Systems, Security and Compliance
· Oversee
BMS system integrity.
· Maintain
state & local permits and licenses for batteries/ generators / fuel tanks,
etc.
· Resolve
security issues and monitor alarm logs.
· Update
and Implement policies and procedures related to Facilities as needed.
Vendor, Utility and Administrative Management
· Create
work orders, purchase orders and CPPs.
· Manage
set-up of new and modification of existing utilities (trash, power, propane,
etc.) in Engie and contact provider(s) to create / modify account(s).
· Select,
onboard, and manage vendors as needed.
· Contribute
to the development of capital and expense budget and managing at or below the
final approved budget level.

Space Planning, Building Transitions and Market Support
· Support
space planning requirements and internal moves.
· Close
out buildings, returning to pre-lease conditions.
· Support
edge out market efforts.
Other Duties
· Must be available to work regular business
hours Pacific Standard Time.
· Must
also be available to work on-call, evenings and weekends as needed.
· Performs
other duties as required to support the business and evolving organization.
Required Qualifications:
- High School Diploma or GED.
- Minimum of eight (8) years of experience in Facilities Management.
- Must have a strong background in Commercial/Industrial building
systems to include: HVAC, AC Power Distribution, Fire
Detection/Suppression and Automated Building Controls.
- Strong background with all applicable local, state and federal
regulations such as building electrical codes, OSHA, ADA, and
environmental issues.
- Experience as a problem solver
under emergency conditions; reviewing all available facts and making
prudent decisions when a facility component has failed (i.e. Roof, HVAC
units).
- Experience developing project
scope, estimates, budgets and schedules.

- Ability to handle multiple
activities simultaneously remains flexible and maintain one’s composure in
stressful situations.
- Ability to provide excellent
customer service.
- Must be a self-starter with
the ability to work with minimal supervision.
- Excellent time management
skills and ability to prioritize quickly.
- Strong verbal and
written communication, attention to detail and organizational skills.
- Working Knowledge of Excel,
Word and Visio applications.
- Ability to drive on
behalf of the Company in a safe and responsible manner.
- Valid drivers’
license with a satisfactory driving record.
- Ability to travel.

Work Environment
Work is performed in an office setting with
exposure to computer screens and requires extensive use of a computer,
keyboard, mouse, and multi-line telephone system. The work is primarily a
modern office setting.
