DUTIES AND RESPONSIBILITIES:
  • Complies with all applicable standards, policies, and procedures, including safety procedures and the maintenance of a clean work area
  • Repairs or replaces defective equipment, components, or wiring
  • Tests electrical circuits and components for continuity using electrical test equipment
  • Reassembles and tests equipment following repairs
  • Inspects and tests systems to verify system compliance with plans and specifications and to detect and locate malfunctions
  • Records and reports all faults, deficiencies, and other unusual occurrences, as well as the time and materials expended on work orders
  • Tests pipe or tubing joints and connections for leaks, using pressure gauge or soap-and-water solution
  • Adjusts system controls to setting recommended by manufacturer to balance system, using hand tools
  • Recommends, develops, and performs preventive and general maintenance procedures such as cleaning, power-washing and vacuuming equipment, oiling parts, and changing filters
  • Inspects belts, checks fluid levels, replaces filters, greases bearings, seals; repairs or replaces broken parts
  • Calibrates and repairs pneumatic systems, as needed
  • Replaces broken windows; repairs doors, door locks and closets; installs window blinds
  • Completes daily, weekly and monthly checklists on building equipment maintenance procedures and maintains records of scheduled maintenance procedures
  • May operate a computer which controls and monitors mechanical equipment and utility systems
  • May repair electrical locks and control panels to maintain building security
  • Responds to emergencies as required and trained
  • Assists with the renovation/remodeling of buildings; repairs plaster and drywall; paints building structures
  • May move furniture; may assist others with production of conference center or amphitheater events
  • May obtain estimates for supplies, repair parts; orders parts as needed
  • Assists with other work in coordination with repair and maintenance teams
  • Installs, connects, and adjusts thermostats, humidistats and timers, using hand tools
  • Generates work orders that address deficiencies in need of correction
  • Cuts and drills holes in floors, walls, and roof to install equipment, using power saws and drills
  • Wraps pipes in insulation, securing it in place with cement or wire bands
  • Makes general plumbing repairs as needed
  • Measures, cuts, threads, and bends pipe or tubing, using pipefitter's tools
  • Fabricates, assembles and installs duct work and chassis parts, using portable metal-working tools and welding equipment
  • Other duties as assigned
REQUIRED QUALIFICATIONS: (please ensure you meet the listed requirements prior to applying)
  • High school diploma or GED
  • Must have completed at least two (2) maintenance certificates such as: Universal Refrigeration Certification, NFPA96, recreational water treatment, CPO (Certified Pool Operator), CSP (Certified Service Professional), Level I Locksmith Certification (http://www.lsieducation.com/), or other such Facilities Maintenance certification
  • Must have at least three years general commercial property maintenance experience
  • Must have good hearing and eyesight
  • Must have ability to read, write, and understand English
  • Must have a valid and current state driver’s license and an insurable driving record for purposes of driving company vehicles as required
  • Willing to work odd and irregular hours including nights, weekends and holidays
  • Willing to travel and participate in training as recommended or required
