In this critical role, you will oversee maintenance operations for our 800-unit Westchester portfolio. We are seeking a talented maintenance professional to provide managerial oversight and join our team.
What You'll Do as Facility Manager:
- Lead, train, and motivate a high-performing team. Communicate job expectations, coach service team, and monitor your team’s performance to meet company goals. Provide feedback for improvement and guidance in defining career paths and professional development plans.
- Manage service requests. You will use our mobile technology to coordinate with our dispatch team to ensure all service requests are properly assigned to your team, taking into account each individual’s skills, workload, and learning opportunities.
- Repair and enhance your community. You will be responsible for oversight of repairs and maintenance on all plumbing, electrical, HVAC, appliance, carpentry, and painting needs at the community, providing training to other team members as needed. Your team is responsible for providing 24-7 on-call emergency services.
- Create and manage the vacant make-ready schedule. You will monitor apartment vacancies daily and follow our turnover process with painting, cleaning, repairs, and updates.
- Build rapport with residents. You'll make positive connections with residents by offering a smile and a greeting when you see them and chatting as you make repairs in their homes and community.
- Notice the details. Complete daily property walks and regular community inspections to proactively recommend necessary repairs or replacement of any interior or exterior areas on the property.
- Focus on performance metrics ranging from your community’s vacancy rate and operational budgets to apartment turnover efficiency — and everything in between.
Job Requirements of Facility Manager:
- 5+ years of hands-on general maintenance experience
- 3+ years of Supervisory experience
- Adaptability, multi-tasking and sound decision-making abilities are required and essential to the success of this role
- Availability to be on-call for after-hours emergencies
- Reliable and consistent form of daily transportation to and from work, including after hours for emergencies
Preferred Experience of Facility Manager:
- Minimum 5 years of experience in residential real estate.
- Proficient in Microsoft Outlook, Word, and Excel.
- Excellent Administrative, Organizational and Communication skills
- Associate's or Bachelor's degree
- Proficiency with various software, apps, and computer programs such as Yardi (similar Property Management System), CRM, Google Suite, and Microsoft Office.
Benefits of Facility Manager:
Salary: $100,000 - $125,000, depending on experience
