Description

Field Construction Manager / Superintendent (In-House)

Ground-Up Townhome Construction | Spokane, WA

GenJet is a real estate developer building thoughtfully designed townhomes. We care deeply about design discipline, cost control, and execution quality.

We’re hiring an In-House Construction Manager / Superintendent to serve as the primary link between our development goals and field execution for our townhome projects (~8 units / project). This is an 70% field-based role - you will operate as the "boots-on-the-ground" leader. Without the burden of external client billing or heavy administrative processing, your core mission is to focus entirely on schedule optimization, technical quality control, and real-time problem solving.

What You’ll Do

Field Execution & Quality Control

  • Own the Site: Maintain a daily on-site presence to supervise trade performance, enforce safety standards, and drive the project schedule.

  • Real-Time Problem Solving: Act as the decisive, on-site leader to identify technical issues early and solve them before they impact the timeline.

  • Enforce Standards: Hold subcontractors accountable to scope, schedule, and rigorous quality standards to ensure every build meets our targets for long-term asset value.

  • On-Site Coordination: Coordinate all inspections and work directly, face-to-face, with city officials and inspectors.

Bidding & Cost Optimization

  • Bidding: Manage the subcontractor bidding process, vetting proposals for strict budget alignment.

  • Value Engineering: Continuously look for opportunities to simplify scope, improve sequencing, and utilize stock or factory-built systems where efficient.

Requirements

  • 4+ years of ground-up residential construction experience, with at least 2+ years as a primary project leader (Superintendent / Lead manager).

  • Strong understanding of:

    • Foundations (including sloped / hillside / rocky conditions)

    • Framing systems

    • Envelope systems

    • MEP coordination

    • Site work, driveway, and road infrastructure

  • Proven experience managing subcontractor bidding and holding trades to their contracts.

  • Strong cost control skills

  • Comfortable working directly with inspectors

  • Detail-oriented and highly organized

  • Based in Spokane area or willing to relocate within 2 months

Who This Is Perfect For

  • Someone who prefers depth and focus over juggling 5-10 projects

  • A builder who takes pride in tight budgets and efficient execution

  • Someone who enjoys solving problems

What Makes This Different

  • Focus deeply on 1–2 projects per year.

  • Pure Construction: No external client billing, no corporate bureaucracy, and no administrative permit processing. Your focus is the build.

  • Full ownership of the schedule with a direct partnership with ownership.

Compensation

  • Competitive salary based on experience

  • Performance incentives tied to project profitability and timely execution

  • Health, Dental, Vision Insurance.
