Field Operations Specialist

What You’ll Do

  • Elevate Unit Turn Readiness: Inspect each unit at move-out and identify the work needed to bring it to rent-ready condition — cleaning, painting, flooring, repairs, and specialty work. Pass along a clear, complete scope so the right resources can be assigned, and let the team know when conditions change in the field.

  • Elevate Inspections and Reporting: Conduct move-in, move-out, and routine property inspections across the Kansas City portfolio. Document findings with photos and written detail, accurately record resident-caused damages, and submit clear, timely reports on unit and property condition. Complete final walkthroughs to confirm each unit meets Elevate’s standards for functionality, cleanliness, and presentation before marketing and move-in.

  • Elevate Parts and Materials Ordering: Determine the parts and materials each unit requires based on the documented damages and needed repairs. Create and submit accurate parts orders with correct quantities and specifications, and track them so materials arrive in time for the work to be completed.

  • Elevate Leasing Support: Show available units to prospective residents, answer questions about the property and the surrounding area, and assist with applications, lease paperwork, and move-in orientations. Represent Elevate professionally in every resident and prospect interaction.

  • Elevate Emergency Response: On rare occasions, serve as a local point of contact for a serious property emergency — fire, flood, break-in, or similar. Assess the situation on site, take immediate steps to secure the property and protect residents, coordinate the right resources, and document what happened for follow-up. This is an occasional need, not a routine part of the role.

  • Elevate Operational Partnership: Work closely with the Operations Analyst/Dispatcher, who maintains the turn schedule and assigns technicians and vendors. Provide the scope, priority, and access details they need, report progress and delays from the field, and check completed work against the assigned scope, requesting corrections where needed.

  • Elevated Attention to Detail: A careful, thorough eye for property condition and the discipline to document what you find consistently and accurately. Other teams rely on your inspection reports and parts orders, so completeness and precision matter.

  • Elevated Hands-On Knowledge: Basic handiness and mechanical aptitude — enough to look at a unit and recognize what’s broken, what it will take to fix it, and what parts the job calls for. You don’t need a background in property management; we’ll teach you the rest.

  • Elevated People Skills: A professional, approachable presence with prospects and residents. You can sell the value of a home, handle a frustrated resident calmly, and keep a difficult situation from escalating.

  • Elevated Dependability: Someone the team can count on. In the rare event of a serious property emergency, you’re willing to step in outside normal hours to help get the situation under control.

  • Elevated Requirements: High school diploma or equivalent. Reliable transportation and a valid driver’s license. Familiarity with the Kansas City metro is a plus.

  • Elevated Communication: Clear written and verbal communication. You can document inspection findings, relay accurate scope and status to the Operations Analyst/Dispatcher, and give timely updates to site, leasing, and leadership.

  • Elevated Travel: Regular travel between properties throughout the Kansas City market to perform inspections, show units, check on repairs, and respond to on-site needs.
